About the Role
The Assistant Turn Coordinator is a field-based support role designed to help deliver high-quality, fast, and cost-effective turns across our portfolio. You'll be in the field most of the time, assisting with move-out inspections, scope of work creation, vendor coordination, and quality control checks.
This is a hands-on role perfect for someone who enjoys working on-site, takes pride in property presentation, and wants to build a career in construction, maintenance, or real estate operations.
Responsibilities and Duties:

Daily Field Support
  • Walk properties for move-outs, pre-turns, and post-turn inspections
  • Assist in developing clear and accurate Scopes of Work for turn units based on standard templates
  • Ensure units are ready for vendor work (access, lock changes, utilities, trash-out needs)
  • Coordinate with Property Management for access and tenant move-out logistics

Vendor Oversight
  • Meet vendors on-site and confirm work orders
  • Take progress photos and document job status
  • Escalate concerns or delays to the Turn Coordinator or Regional Manager
  • Perform on-site quality control checks and flag any incomplete or off-scope work

Communication & Collaboration
  • Stay in daily contact with Turn Coordinator and Regional Construction Manager
  • Use project tools and apps (AppFolio, Meld, or other field platforms) to log work completed
  • Collaborate with internal teams to resolve on-site issues quickly

What you bring:
  • 1+ year experience in any of the following preferred: property maintenance, construction, apartment turns, or real estate support
  • Ability to lift 50 lbs, climb stairs/ladders, and work in/around construction zones
  • Must have valid driver's license and reliable transportation (mileage reimbursed)
  • Comfortable using a smartphone to take photos, use apps, and send updates
  • Must be able to work in all weather conditions and be on your feet for much of the day
  • Reliable & Punctual: You respect time and understand the urgency of make-ready timelines
  • Hands-On & Detail-Oriented: You enjoy field work and catch the details others might miss
  • Problem Solver: You take initiative to troubleshoot on-site issues and bring forward solutions
  • Construction Experience: You may not be a licensed GC, but you're interested in how jobs get done right and to develop construction experience
  • Growth-Oriented: You're eager to learn and grow into a leadership or coordinator role over time

"Nice-to-have" qualifications:
  • Experience turning single-family or small multifamily units
  • Previous use of AppFolio, Renowalk, or Meld
  • Bilingual (English/Spanish) communication skills
  • DIY skills or light maintenance experience
