Job description

New Home Advisor Expectations and Commitments: to consistently achieve individual monthly sales goals and Avid survey results, while delivering outstanding customer service throughout the entire customer journey. The NHA is responsible for ‘A+’ community and model presentation, prospect and backlog management, monthly CMAs, and daily use of HubSpot to ensure data integrity.

Hakes Brothers builds luxury homes with high-end finishes at competitive prices, which helps us stand out among our homebuilding peers. We are seeking a seasoned new home sales professional who understands how to sell high-end value versus selling discounts and incentives. The candidate must be skilled at selling “to-be-builts” and not just late-stage specs.

You must have an ownership mentality and be creative with sales solutions, while keeping up with the competition and their offerings.

Duties:

  • Ensuring that every Hakes Brothers home buyer has an excellent experience purchasing a new home.
  • Using honesty and integrity in all representations and negotiations, while abiding by the parameters approved by Hakes Brothers.
  • Generating and fostering leads and prospects with realtors, customer referrals, and potential buyers.
  • Proactively following up on leads.
  • Representing Hakes Brothers at a model home and any sponsored or hosted events.
  • Becoming proficient in sales strategies, including prospecting, product knowledge, competitor knowledge, and sales techniques.
  • Maintaining promotional signage in and around your assigned community.
  • Conducting presentations to model home visitors and demonstrating the amenities of the community.
  • Promoting Hakes Brothers by listing inventory homes on the MLS, sending e-mail blasts, distributing flyers around your community, and hosting model home grand openings and community/sponsored events.
  • Conducting monthly or quarterly competitor market analysis (as applicable).
  • Utilizing the CRM to the fullest ability to prospect and manage buyer leads.
  • Model home/spec maintenance.
  • Attending sales meetings and quarterly luncheons.
  • Building relationships with realtors daily to promote Hakes Brothers, and making weekly visits to realty offices for presentations.
  • Preparing required paperwork for each home sale and for prospective purchasers.
  • Communicating with the buyer regarding construction start and completion dates, and remaining actively involved in the sales process through closing.
  • Contributing to a positive, cooperative, team-oriented sales environment.
  • Always looking, dressing, and speaking professionally.
  • Other duties as assigned.

Education

Required: High School diploma or GED

Experience / Qualifications

Required: At least two years' relevant experience in sales (preferably commission-based)

Preferred: At least two years' new home sales experience
