JOB SUMMARY

Under the general direction of the Facility Services Manager, the employee will perform manual labor skilled and semi-skilled tasks and assist other skilled workers.  Positions allocated to this classification may report to the designated Facility Maintenance Technician III and work under direct or limited supervision. Work in this class is distinguished from higher classes by its lack of supervisory duties and from lower classes by its emphasis on semi-skilled facility maintenance and construction tasks.

ESSENTIAL JOB FUNCTIONS:

  • Perform skilled repairs to city facilities in one or more trades (HVAC, plumbing, electrical,   carpentry, or general maintenance).
  • Diagnose and troubleshoot building system issues.
  • Perform preventative maintenance on HVAC, electrical, plumbing, and mechanical systems.
  • Complete work orders independently and in a timely manner.
  • Assist with minor construction, renovations, and equipment installation.
  • Conduct facility inspections and recommend repairs or improvements.
  • Maintain maintenance records and inventory of parts and supplies.
  • May assist and guide Facilities Maintenance Technician I staff while in training period.
  • Respond to emergency or disaster maintenance situations as needed.
  • Ensure compliance with safety standards and building code.
  • Utilize and maintain company power hand tools such as drills, nail guns, and circular saws.
  • Operate motorized equipment such as mowers, tractors, front end loader, backhoe, dump trucks, and trailers used to transport materials and equipment to city facilities. Operates other equipment as required.
  • Inspect and perform scheduled preventative maintenance on assigned equipment, including but not limited to checking and making appropriate adjustments, lubricating, performing fluid and filter changes, replacing components and lighting maintenance and repairs.
  • Perform hand and bench work; welding and metal repairs in a carpentry shop.
  • Clean and maintain building facilities and assist in moving and/or storing office equipment.
  • Enforce building rules and regulations during facility occupancy and secure city facilities after normal operating hours in accordance with established security procedures.
  • Coordinate with contractors or volunteers on work assignments.
  • Assist with the clean-up of homeless encampments in the city.
  • Support City special events and programs as needed.
  • Perform other related duties as assigned.

MINIMUM REQUIREMENTS TO PERFORM WORK:

  • Completion of high school diploma or equivalency
  • 2-5 years of experience in facility or park maintenance, including but not limited to the use of hand tools, power tools and motorized equipment including trucks, trailers, mowers and tractors.
  • Some experience leading and/or assisting a team or crew in a related field preferred
  • Proven experience in equipment maintenance, repair and construction work; or an equivalent combination of training and experience as it relates to the requirements of the position
  • Ability to pass a criminal background check
  • A valid Georgia Driver’s License is required upon appointment
  • Able to pass pre-employment physical examination required.

Knowledge, Skills and Abilities:

  • Knowledge of types and uses of common hand and power tools, materials, and standard equipment used in facility maintenance, construction, and repairs.
  • Knowledge of maintenance and construction methods related to commercial and public property.
  • Knowledge of precautions necessary to work safely with tools and mechanized equipment and around the public.
  • Ability to work effectively in a team setting as well as communicate with general public.
  • Ability to read and understand detailed and complex work schedules and diagrams.
  • Ability to work independently with little supervision.
  • Ability to comply with departmental grooming standards and dress code policies
