Role Overview

The TPO Processor serves as a key liaison between MSF and our third-party origination business partners, managing loan files through processing while ensuring accuracy, compliance, and timely completion of critical milestones.

This role works closely with Mortgage Experts and business partners to review loan documentation, validate borrower information, coordinate required verifications, and prepare files for successful closing. The ideal candidate is highly organized, customer-focused, and comfortable managing multiple priorities and deadlines in a high-production mortgage environment.

Essential FunctionsLoan Processing & File Review
  • Review loan applications and supporting documentation for accuracy, consistency, and completeness
  • Ensure required submissions and quality assurance requirements meet company standards
  • Verify borrower disclosures comply with applicable state, federal, agency, and company requirements
  • Review and verify applicable loan lock information
  • Validate Automated Underwriting System (AUS) data and findings
  • Review and validate borrower income and assets in accordance with AUS findings
  • Audit loan files for accuracy, completeness, and outstanding requirements
  • Follow up on outstanding post-closing conditions as needed
Verifications & Loan Documentation
  • Order required verifications, including Verification of Employment (VOE), MERS, flood certifications, tax transcripts, and applicable credit or debt monitoring reports
  • Complete required appraisal information within the Electronic Appraisal Delivery (EAD) portal
  • Review documentation and identify discrepancies or missing information requiring resolution
  • Maintain accurate loan information and documentation throughout the processing lifecycle
Business Partner & Customer Support
  • Serve as a primary point of contact between MSF and assigned business partners throughout the processing cycle
  • Maintain consistent and professional communication with Mortgage Experts and other assigned parties
  • Provide timely updates and proactively communicate outstanding requirements or potential delays
  • Identify solutions to loan-level issues while maintaining company, agency, and investor requirements
  • Represent MSF professionally while delivering a high level of service to internal and external customers
Pipeline & Deadline Management
  • Manage assigned files to meet critical submission and closing deadlines
  • Prioritize workload based on loan milestones, closing dates, and outstanding requirements
  • Proactively identify issues that could impact loan progression and work with appropriate parties toward resolution
  • Maintain accuracy and service standards within a fast-paced, high-production environment
Knowledge, Skills, and Abilities
  • Working knowledge of FHA, VA, and USDA loan programs and applicable agency systems
  • Understanding of residential mortgage processing, documentation, and loan requirements
  • Strong customer service and relationship-building skills
  • Excellent verbal and written communication skills

Qualifications & Experience
  • Previous mortgage processing or related mortgage operations experience preferred
  • Demonstrated experience working with FHA, VA, and USDA loan programs required
  • Experience navigating FHA, VA, USDA, and other mortgage industry systems preferred
  • Experience with automated underwriting systems, including DU, LP/LPA, and GUS, preferred
  • Experience working within a fast-paced, high-volume mortgage environment preferred
