Job description

Position Title: Property Manager
Salary Range: $60,000-$85,000 / Year, DOE + quarterly performance bonus, year-end company bonus, and property-wide leasing and renewal commissions
Lead the property like it's your business. We're seeking an experienced Property Manager to oversee the day-to-day operations of a 446-unit multifamily community in Louisiana. This role owns leasing performance, resident relations, financial oversight, team leadership, maintenance coordination, and overall property performance while working closely with regional and operations leadership. The ideal candidate is a confident, emotionally intelligent self-starter who understands the numbers behind a successful property, makes sound decisions independently, and knows how to lead both leasing and maintenance teams with accountability.
Responsibilities
  • Lead all day-to-day operations for a 446-unit multifamily residential community, including leasing, resident relations, maintenance and property performance
  • Manage, coach and develop an onsite team consisting of Leasing Consultants, an Assistant Property Manager and Maintenance professionals
  • Drive occupancy, renewals and revenue by monitoring performance metrics and partnering with the leasing team on effective retention and marketing strategies
  • Prepare and analyze budgets, financial reports, rent rolls, invoices, delinquency reports and other property-level financial information
  • Oversee move-ins, move-outs, renewals, apartment readiness, rent collection, notices and eviction processes while ensuring accurate resident records
  • Coordinate maintenance requests, inspections, preventive maintenance and improvement projects while maintaining safety, permit and compliance standards
  • Operate independently, solve problems decisively and escalate significant legal, liability, safety or employee matters to regional or corporate leadership when appropriate

Requirements
  • At least 2 years of multifamily property management experience, with highly experienced Assistant Property Managers considered based on depth of leadership and operational experience
  • Bachelor's degree in Accounting, Finance, or a related field
  • Strong financial and analytical skills with the ability to confidently read, interpret, and act on property financial reports
  • Experience using Entrata or another multifamily property management platform, with Entrata experience strongly preferred
  • Proven ability to lead leasing and maintenance teams while creating accountability, consistency and a positive resident experience
  • Strong problem-solving skills, sound judgment and the confidence to operate effectively with minimal day-to-day direction
  • High emotional intelligence, reliability and a leadership style that is decisive, professional and collaborative
