Job description

Job Summary:

The General Maintenance Worker position at the Central Utility Plant [CUP] is a pathway to becoming an Operating Engineer at the CUP once fully trained, licensed, and qualified.


This position is responsible for performing a variety of preventative maintenance and general maintenance tasks for buildings, systems, equipment, and machinery. This position specifically requires a general understanding in CUP functions and systems, maintenance, and repair. A working knowledge of trades such as HVAC, Plumbing, and Electrical is also required.

Pay Rate: $30.47 per hour. This will be a union position

Essential Job Functions:ย 

  • Perform assigned general maintenance duties required to maintain and repair campus buildings, structures, machinery, and equipment, involving skill in carpentry, plumbing, painting and/or the electrical or mechanical trades.
  • Perform preventative maintenance on CUP systems, including but not limited to Variable Frequency Drives (VFDs), Air Handling Units (AHUs), Motor Control Centers (MCCs), Programmable Logic Controllers and associated Controls.
  • Work involves performing a variety of HVAC duties including filter and belt changes, mechanical adjustments, cleaning, greasing / lubrication of machinery, taking and documenting specific measurements, pressure, temperature, and other readings.
  • Performing simple Electrical tasks and testing on HVAC and/or Motor starters.
  • Respond and repair issues related to hot or cold temperature calls.
  • Establish and maintain the best possible service relationship and communications with customers.
  • Perform work efficiently and effectively, producing a quality product.
  • Maintain accurate records and documentation of all work details, work orders, and other required paperwork.
  • Duties may require extended work hours to support project requirements.
  • Split shifts, overtime, weekends, and/or holiday hours may be required to complete project requirements.
  • Assure that jobs specified on maintenance requests and work orders are completed satisfactorily.
  • Assist in periodic inspections of buildings and structures.
  • Maintain tools and equipment required for preventive maintenance tasks and inventory of equipment and supplies.
  • Make emergency repairs within area of knowledge and responsibility.
  • Maintain required records of hours/materials expended for each job.
  • Attend special training classes and sessions to increase skill in various crafts.
  • Inspect machinery in operation to assure proper functioning, including checking pressures and temperatures as required.
  • Perform various meter readings and maintain associated logs accurately, noting anything that may indicate an issue.
  • Perform any other AFM related duties as assigned.
  • Attend all training lectures and team meetings as assigned

Required Skills, Experience, and Education:

  • Minimum of 3 years progressive experience in related maintenance work in a commercial or industrial setting.
  • Experience in building trades in areas such as HVAC, Electrical, Plumbing, Painting, Carpentry, and General Maintenance.
  • Must be well versed in working with hand and power tools.
  • High School Diploma or Equivalent
  • Certification from a Trade School or Vocational School, preferred
  • Knowledge and skill in basic computer software.
  • Must possess a current valid Driverโ€™s License
  • Must pass and maintain clear drug screening and background check.
  • Must be able to obtain Top Secret Clearance and maintain it for the duration of employment.
  • Ability to read, write, and speak English.
  • Must possess ability to read, interpret and understand plan and specification documents.

Physical Requirements and Working Environments:

Must have the ability to lift up to 70 pounds
Must be able to sit, stoop, stand, or walk for long periods of time
Must be able to use hands, arms, and fingers to handle, reach, and feel
Must have sufficient endurance to maintain assigned work hours and perform tasks over long periods of time
Must be able to climb step stools and ladders and work safely while standing on ladders or scaffolding
