Gaines Investment Trust is seeking an experienced Assistant Lead Maintenance to join our team at Greyson's Gate Apartments in Dallas.
This is a hands-on role for a skilled multifamily maintenance professional who is ready to take on additional responsibility while continuing to work directly on service requests, repairs, preventative maintenance, and property operations. You'll work closely with the Lead Maintenance Supervisor and help support the maintenance team in keeping the community operating at a high standard.
What You Will Do
  • Diagnose and complete plumbing, electrical, appliance, HVAC, and general maintenance repairs.
  • Troubleshoot and repair heating and cooling systems.
  • Support the Lead Maintenance Supervisor with daily maintenance operations and team priorities.
  • Assist with service requests, apartment turns, preventative maintenance, and property inspections.
  • Help maintain the community pool and ensure safety and maintenance standards are met.
  • Support the upkeep of the property, grounds, common areas, and overall curb appeal.
  • Communicate effectively with residents, the maintenance team, and office staff.
  • Help identify maintenance issues and practical solutions that improve property operations.
  • Deliver prompt, professional, and courteous service to residents.
  • Help maintain a positive, productive, and team-oriented work environment.
  • Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.

What You Will Bring
Our ideal candidate will have at least 2 years of multifamily maintenance experience and:
  • HVAC certification required
  • Strong troubleshooting and repair skills across HVAC, plumbing, electrical, appliances, and general maintenance
  • Hands-on multifamily maintenance experience
  • Ability to work independently while also supporting the Lead Maintenance Supervisor and maintenance team
  • Strong attention to detail and pride in completing quality work
  • Ability to prioritize multiple service requests and maintenance needs in a fast-paced environment
  • Professional communication skills with residents, vendors, and team members
  • Positive attitude, reliability, and strong work ethic
  • Willingness to participate in an on-call rotation and respond to after-hours emergencies
  • Currently resides within a reasonable commuting distance of Greyson's Gate Apartments (approximately 20-30 minutes preferred)
