Job description

A DAY IN THE LIFE
As a Financial Analyst - Real Estate on Mo' Bettahs' FP&A team, you'll be a key contributor to the company's growth strategy and restaurant development pipeline. This role partners closely with the Development, Operations, and Executive teams to evaluate new restaurant opportunities at both the market selection and site selection levels - combining rigorous financial analysis with spatial, demographic, and competitive intelligence to inform where and how we grow.
The ideal candidate brings strong financial modeling skills alongside hands-on experience with real estate analytics platforms. You'll be as comfortable building a market-entry pro forma as you are pulling a trade area study in Placer.ai or running a territory model in Buxton. This is an in-person role based at our Lehi, Utah Support Center, and reporting structure is to be determined as the team evolves.
WHAT YOU'LL DO
Market Selection & Expansion Strategy
  • Lead market-level analysis to identify high-potential geographies for Mo' Bettahs expansion, including white space mapping, competitive density studies, and trade area performance benchmarking.
  • Use Buxton and ArcGIS to evaluate customer profiles, drive times, demographic clustering, and market sizing across target MSAs and trade areas.
  • Develop market-entry frameworks that score and prioritize new markets based on financial potential, brand fit, and operational feasibility.
  • Conduct cannibalization modeling to ensure new unit growth maximizes system-wide performance without cannibalizing existing locations.
Site Selection & Development Finance
  • Evaluate prospective restaurant sites through financial modeling, market analysis, and return-on-investment assessments.
  • Analyze proposed locations using sales forecasting, demographic data, traffic patterns (including Placer.ai foot traffic and visit data), competitive landscape, and trade area performance.
  • Partner with the Development team to assess lease terms, occupancy costs, tenant improvement investments, and overall site profitability.
  • Assist in preparing site approval packages and investment recommendations for executive leadership.
Financial Modeling & Portfolio Performance
  • Develop and maintain financial models for new unit development, including 4-wall economics, development pro formas, and portfolio-level return analysis.
  • Prepare budgets, forecasts, and long-range planning models for restaurant expansion initiatives.
  • Analyze restaurant-level financial performance including sales trends, margins, occupancy costs, labor impacts, and return on invested capital (ROIC).
  • Track and report key development metrics including project costs, timelines, and investment returns.
  • Monitor existing portfolio performance and surface opportunities to improve profitability and capital allocation, including remodels and reinvestment candidates.
Reporting, Dashboards & Cross-Functional Support
  • Create and maintain databases and reporting tools for real estate and development performance.
  • Develop KPI dashboards that support data-driven decision-making across Development and Operations teams.
  • Present financial analyses and recommendations to senior leadership in a clear, concise, and actionable manner.
  • Translate complex financial information into business insights accessible to both financial and non-financial stakeholders.
  • Partner with Operations, Construction, Finance, and Real Estate teams to support growth initiatives.
  • Support monthly, quarterly, and annual FP&A processes and special projects as assigned.
WHAT YOU'LL NEED
Education
  • Bachelor's degree in Finance, Accounting, Economics, Real Estate, Business, or a related field.
  • MBA or Master's in Real Estate preferred but not required.
  • Equivalent combination of education and experience will be considered.
Experience
  • 3+ years in Financial Planning & Analysis, Corporate Finance, Real Estate Finance, Development Finance, or a related analytical role.
  • Experience in restaurant, retail, hospitality, franchise, or commercial real estate industries strongly preferred.
  • Hands-on experience with site selection, market analysis, or restaurant/retail development initiatives is highly desirable.
Technical Skills
  • Strong financial modeling and Excel skills; experience building development pro formas and multi-unit economic models.
  • Proficiency with - or strong willingness to learn - Placer.ai (foot traffic and visit analytics), Buxton (customer intelligence and site analytics), and ArcGIS (spatial mapping and trade area analysis).
  • Familiarity with demographic, traffic, and market analytics platforms more broadly.
  • Knowledge of lease economics, occupancy cost analysis, and construction budgeting.
  • Understanding of multi-unit restaurant or franchise business models.

WORKING CONDITIONS
This position requires qualified individuals to see, hear, and speak (verbally and audibly). Required to ascend and descend stairs; sit and stand for extended periods of time; lift up to 30 pounds; bend, stoop, and kneel. May be required to work outside in various weather conditions and on a computer for extended periods. May be asked to travel by car, air, or other transportation for business purposes. Must be able to function effectively in a fast-paced environment. Must be able to report to work responsive and free from sedatives. Must disclose prescribed and/or over-the-counter pharmaceuticals that may impair the ability to perform essential job functions. Natural and regular stressors occur on the job.
