About the Role

The Helper A supports building operations and janitorial services at an assigned CHA community. This is a bargaining-unit position covered by the SEIU Local 1 Collective Bargaining Agreement. The Helper A performs all duties of the Helper C classification plus additional building operations responsibilities including supporting heating and cooling systems, minor maintenance and repairs, and authorized leasing support activities.

The ideal candidate is reliable, physically capable, and takes pride in maintaining safe and welcoming conditions for residents every day.

Key Responsibilities

  • Maintain cleanliness and orderliness of common areas, grounds, and vacant units to meet property appearance and inspection standards.
  • Perform snow removal with reasonable diligence to ensure safe access to buildings, garages, walkways, and all entry points.
  • Support building operations including maintaining hot water, heating, and cooling systems under the direction of maintenance leadership.
  • Assist with routine maintenance activities and minor repairs as assigned. Care for tools and equipment to support continuous operation.
  • Perform refuse removal and waste handling. Maintain waste areas in sanitary and orderly condition.
  • Show vacant apartments, offices, or other spaces to prospective residents when authorized by management.
  • Observe work performed by contractors or laborers as requested and report observations accurately to management.
  • Respond promptly to emergency repairs to prevent property damage and maintain resident safety.
  • Complete required logs, checklists, or documentation accurately when applicable.
  • Perform all duties consistent with the SEIU Local 1 Collective Bargaining Agreement and applicable safety requirements.

Qualifications

  • Ability to perform all custodial and cleaning duties assigned to Helper C employees including cleaning common areas and vacant units, refuse removal, and snow removal.
  • Ability to support building operations including maintaining hot water, heating, and cooling systems and assisting with routine maintenance and minor repairs.
  • Ability to perform physical labor including lifting, carrying, bending, climbing stairs, and working indoors and outdoors in varying weather conditions.
  • Ability to safely use cleaning equipment, tools, and materials and follow all safety procedures.
  • Ability to interact professionally with residents, coworkers, supervisors, contractors, and prospective residents.
  • Willingness and ability to supply basic hand tools at personal expense as required by the CBA.
  • Must be eligible to join and maintain membership in SEIU Local 1 in accordance with the Collective Bargaining Agreement.
  • Must successfully complete the probationary period established by the CBA.
