Director of Business Development

Timberline Construction Group (TCG) is seeking an experienced Director of Business Development to help drive growth across our Civil/Site Development and Manufactured Housing operations.

This is a relationship-driven business development role. We are looking for someone who can identify opportunities early, build strong relationships with owners and decision-makers, and position TCG for direct, negotiated, and repeat work.

The Director of Business Development will work closely with TCG's executive leadership, estimating, and operations teams to develop new customers, expand existing relationships, and convert qualified opportunities into profitable backlog.

What You'll Do
  • Build relationships with developers, property owners, general contractors, engineers, municipalities, manufacturers, community owners/operators, and other key decision-makers.
  • Identify Civil and Manufactured Housing opportunities before they reach the traditional competitive bid market.
  • Develop direct and negotiated work through long-term customer relationships.
  • Grow TCG's Civil/Site Development business across commercial, industrial, residential, multifamily, infrastructure, and other appropriate markets.
  • Monitor and review government and public-sector RFPs related to TCG's Civil capabilities.
  • Support TCG's Manufactured Housing growth strategy, with particular emphasis on:
    • New manufactured housing community development.
    • Community expansions and redevelopment.
    • Site infrastructure and Civil construction.
    • Manufactured home installation.
    • Opportunities where TCG can combine Civil and Manufactured Housing capabilities.
  • Develop repeat and programmatic relationships with customers that can generate multiple projects.
  • Maintain an active and realistic pipeline of qualified opportunities.
  • Work with leadership to evaluate opportunities based on profitability, strategic fit, customer quality, risk, available resources, and probability of award.
  • Coordinate with estimating and operations during budgeting, preconstruction, pursuit, and negotiation.
  • Develop and manage an effective business-development travel and industry-event plan, including coordinating attendance, scheduling meetings, and maximizing customer and relationship-development opportunities while traveling.
What We're Looking For
  • Proven business development experience in construction, civil/site development, land development, real estate development, manufactured housing, engineering, or a related industry.
  • Demonstrated ability to build relationships that result in construction opportunities and contract awards.
  • Experience developing direct, negotiated, or relationship-driven work.
  • Strong understanding of the construction and development process.
  • Ability to identify opportunities during the planning and development stages rather than relying solely on advertised bids.
  • Strong business judgment and the ability to evaluate opportunities based on profitability, risk, probability, and strategic value.
  • Excellent communication, relationship-building, and presentation skills.
  • Self-motivated, organized, and accountable for results.
  • Willingness to travel as required.

Experience in Civil/Site Development and the Manufactured Housing industry is strongly preferred. A candidate with strong construction, development, and customer relationships is a must.

The Director of Business Development will be expected to:

  • Generate profitable backlog.
  • Increase TCG's direct and negotiated work.
  • Develop new customers and expand existing accounts.
  • Create repeat business and long-term customer relationships.
  • Increase the number of opportunities where TCG is involved before formal bidding begins.
  • Grow Civil/Site Development opportunities.
  • Expand Manufactured Housing community development, infrastructure, and installation opportunities.
  • Maintain an accurate and actionable business development pipeline.
The Opportunity

TCG has established capabilities in Civil construction, site development, Manufactured Housing, and complex construction programs. We are looking for a business development leader who can help turn those capabilities into long-term customer relationships and sustainable growth.

This role is ideal for someone who enjoys developing business at the front end, building relationships, understanding what customers are planning, identifying opportunities early, and helping position the company to win.

The Director of Business Development will report to the Managing Members and will have significant interaction with TCG's executive leadership, estimating and operations teams, customers, and strategic partners.

Employment with Timberline Construction Group is contingent upon passing a pre-employment drug test and a background check, which may include criminal history and employment verification.
