Lead Maintenance Technician

Location: South Padre Island, Texas (78597)
Pay Range: $18.00/hour
Employment Status: Full-Time

Position Overview

As a Lead Maintenance Technician, you will be responsible for overseeing and performing a wide range of maintenance and property upkeep tasks to ensure the property remains clean, safe, and in excellent condition. This role requires regular interaction with residents, staff, and vendors while handling repairs, building systems, and overall property appearance and functionality.

This is a hands-on role ideal for someone dependable, self-motivated, and experienced in general property maintenance.

Key Responsibilities

Property Maintenance Tasks:

Perform interior and exterior maintenance, including painting, drywall repair, and texture work
Conduct power washing of exterior surfaces
Complete general upkeep tasks such as debris removal and porter services
Perform daily property walks to identify maintenance needs
Manage and complete work orders, including follow-ups to ensure timely resolution
Assist with make-ready tasks including flooring reset and weather sealing doors and windows
Support preventive maintenance efforts throughout the property
Maintain cleanliness and appearance of all common areas and exterior spaces

Building Inspections:

Inspect building systems, equipment, and facilities to identify issues
Troubleshoot and resolve maintenance concerns in a timely manner
Ensure all work is completed in accordance with safety standards
Coordinate with management regarding maintenance priorities and property needs

Required Skills and Qualifications

Experience:

  • Minimum 5 years of property maintenance experience within condominium, HOA, multifamily, apartment, or commercial properties.
  • Proven experience leading and developing maintenance personnel.
  • Extensive knowledge of plumbing, electrical, carpentry, irrigation, pool operations, and general building maintenance.
  • Strong preventative maintenance mindset with the ability to prioritize safety and asset preservation.
  • Experience with vendor management and project coordination.
  • Professional communication skills with residents, Board Members, vendors, onsite teams, corporate departments, and leadership.
  • Comfortable utilizing Microsoft Outlook, Microsoft Office, work order software, and company operating systems.
  • Ability to balance administrative responsibilities with daily hands-on maintenance operations.

Skills:

Strong general maintenance knowledge, including carpentry, electrical, HVAC, and plumbing
Familiarity with building systems and safety procedures
Strong internal and external customer service skills
Ability to communicate effectively in English  and Spanish (Bi-lingual speaking required)
Ability to work independently and maintain productivity throughout the day

Other Requirements:

Valid driver's license and reliable transportation required
Must be dependable, punctual, and professional
Ability to lift/move objects up to 50 lbs and work outdoors as needed
