Summary: 

The Assistant Building Engineer supports the daily operation, maintenance, and repair of building systems in a residential high-rise property governed by a Homeowners Association. This role works closely with the Chief Engineer and property management team to ensure the safety, functionality, and appearance of all mechanical, electrical, and plumbing (MEP) systems, as well as general building upkeep.


Essential Duties and Responsibilities: 

To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.   • Assist with the operation, maintenance, and repair of HVAC, plumbing, electrical, and mechanical systems throughout the building.
  • Perform routine inspections of equipment and common areas, identifying and addressing maintenance needs.
  • Respond promptly to resident work orders and service requests; document and resolve issues in a timely, professional manner.
  • Support preventive maintenance schedules and log all completed work accurately.
  • Maintain cleanliness and safety of engineering spaces, mechanical rooms, rooftops, and equipment areas.
  • Assist with vendor coordination and supervision for contracted maintenance services and repairs.
  • Monitor and troubleshoot building automation systems (BAS), lighting controls, fire/life safety systems, and water systems.
  • Maintain inventory of tools, supplies, and parts; notify supervisor of reordering needs.
  • Assist with seasonal maintenance activities, including HVAC transitions, generator testing, and snow/ice response as needed.
  • Support emergency response efforts including power outages, flooding, and system failures.
  • Assist with reviewing vendor proposals, maintenance contracts, and service agreements and provide recommendations to management.
  • Obtain and coordinate vendor bids for maintenance projects, repairs, and building improvements as directed.
  • Assist in planning, coordinating, and overseeing maintenance and capital improvement projects to ensure timely completion and quality workmanship.
  • Prepare summaries, project updates, bid comparisons, and supporting documentation for management review and Board meeting agendas.
  • Monitor vendor performance and assist with ensuring work is completed in accordance with contract scope and building standards.
  • Communicate project status updates, maintenance concerns, and operational recommendations to management.

Requirements

Education and/or Experience:

  • High school diploma required
  • 2 years of experience in Engineering
  • Must have knowledge of pool maintenance and have a current CPO 
  • Knowledge of building systems is required (Plumbing, HVAC, Security, etc.)
  • Must possess a clean driving record and a current, valid drivers' license
  • Building System Software Knowledge
  • Pool Certification preferred.

Availability:

Sunday - Thursday 8am-4:30pm

The candidate must have good written communication skills, and the ability to communicate effectively with employees at all levels of the organization, both verbally and in writing.

Physical Job Description

  • Must be able to stand, walk, and work on feet for extended periods of time (up to 8 hours per day).
  • Ability to lift, carry, push, and pull items weighing up to 50 lbs regularly; occasional heavier lifting may be required with assistance.
  • Frequent bending, kneeling, climbing, crouching, and reaching overhead or below waist level.
  • Ability to climb stairs and ladders up to 20 feet.
  • Must be able to use hand tools and power tools safely and effectively.
  • Comfortable working in tight spaces such as mechanical rooms, crawl spaces, and above-ceiling areas.
  • Visual acuity required to read manuals, operate tools, and observe mechanical equipment performance.
  • May be exposed to loud noises, vibrations, varying temperatures, dust, and odors in mechanical or maintenance areas.
  • Must be able to wear personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection as required.
