Job description

Maintenance Technician Pillar Commercial LLC

POSITION OVERVIEW:

The Maintenance Technician’s primary responsibility under the Pillar umbrella is to provide support in all areas concerning customer service and building operations. This position supports Pillar Commercial’s mission for 100% tenant satisfaction.

In addition, the position requires strong technical skills with the ability to think outside the box for alternative solutions. Daily hands-on work including a variety of equipment will be required however more importantly constant supervision of overall building operations. This includes quality and appearance control of common areas, maintaining tenant satisfaction, expedited service, and extreme attention to detail.

RESPONSIBILITIES:

· HVAC mechanical, electrical, and plumbing repairs as needed.

· Conducts scheduled maintenance throughout facility and for equipment.

· Maintains and tests the emergency power system to ensure availability of power to all entrances, exits, fire detection alarms and extinguishing equipment, and life support systems.

· Maintains all essential equipment (air handler rooms, roof top equipment, parking garage equipment, etc.) in a safe operating condition.

ESSENTIAL RESPONSIBILITIES:

· Complete service requests, Property Manager Task lists, and document all work performed independently.

· Ability to cover and maintain multiple properties with driving required between them.

· Monitor assist and coordinate outside vendor services and performance to ensure work is completed to our specifications as well as in a timely manner.

· Perform routine property inspections, scheduled preventative maintenance such as filter changes.

· Make minor plumbing and HVAC repairs, as necessary. Pneumatic experience required.

· Perform basic electrical work. Basic electrical tasks include replacing light switches, outlets, light bulbs and ballasts in fluorescent light fixtures, ability to take amp readings and determine when an electrician is required.

· Respond to building emergencies on an as-needed basis.

· Assist other building engineers as needed such as building coverage during PTO or emergencies.

· Valid Driver’s License and clear driving record.

· Participate in after-hours on-call rotation in one week intervals.

Must be able to work with minimal supervision and safely operate hand and power tools that are used to maintain facilities.

WORKING CONDITIONS:

· Frequent ladder climbing, reaching, sitting, standing, walking, stooping, kneeling, and crouching.

· Able to perform the use your hands in a skillful, coordinated way to grasp and manipulate objects and demonstrate small, precise movements.

· Occasional lifting and carrying of over 50 pounds.

· Work is typically performed in an indoor environment, with potential exposure to adverse weather conditions.

· Work is occasionally performed in tenant occupied spaces, high ceilings and cubicle/desk spaces.

· While performing the duties of this job the employee is frequently required to sit, converse, and listen; use hands to touch, handle, or feel objects, tools or controls; and to reach with hands and arms. Specific vision abilities required by this job include close vision and the ability to adjust focus.

· The employee must be able to life and/or carry over 20 pounds on a regular basis and be able to push/pull over 25 pounds on a regular basis.

· The employee must be able to stand and/or walk at least five hours per day.

MINIMUM QUALIFICATIONS:

· High School Diploma or General Education Degree (GED).

· Minimum two years’ experience in building maintenance.

· Plumbing and HVAC Pneumatic experience preferred.

· Able to work shift (7:00am -- 4:00pm).

· Strong mechanical aptitude, with experience in general building maintenance, building automation systems, and electrical and mechanical repairs.

· Ability to read blueprints and schematics.

· Good written and oral communication skills.

· Email and phone communication will be key.

Diagnose and troubleshoot all equipment in and around the building including but not limited to, plumbing, lighting, locks, doors, fire safety equipment, HVAC elevators, pest control, landscaping, irrigation, signage, all building equipment, painting, janitorial, parking lot, HVAC,

Offer solutions when problems arise regarding repairs and maintenance of equipment.

Responds timely in the event of an emergency and notifies appropriate personnel and management.

Manage and complete multiple projects with scheduled deadlines.

Ability to be on-call as needed for emergencies. We currently have a once a month rotation
