Commercial Roving Building Engineer

Location: West Houston

Pay: $33-$37 / hour

Job Description/Responsibilities:

  • Responsible for building electrical, plumbing, HVAC, life safety, and mechanical maintenance of the company building portfolio. The Building Engineer will primarily support two office buildings and one industrial building and will be required to use their own vehicle to travel between assigned properties as needed. Mileage between properties will be reimbursed in accordance with the company’s mileage reimbursement policy. Secondary responsibility includes providing support to the remaining buildings in the portfolio.
  • Respond to building emergency calls and daily service requests submitted through the building work order system.
  • Respond to temperature complaints, light bulb replacement, resetting breakers, equipment repairs, restroom repairs, ceiling tile replacement; operate mechanical equipment (i.e., chillers, pumps, cooling towers, EMS computer, fire alarm system, etc.); and perform miscellaneous maintenance (i.e., painting, door and lock repairs, etc.).
  • Responsible for building maintenance stock and inventory, daily operation of building automation systems, and ensuring assigned buildings remain city/code compliant.
  • Weekly on-call duties via emergency phone service and contracted monitoring stations for both burglary and fire systems.
  • Obtain vendor proposals, coordinate and supervise outside contractors, tenant improvements, and capital projects while ensuring compliance with building standards and contractor requirements.
  • Work with the Senior Property Manager to identify potential liability risks and obtain solutions and pricing to minimize risks.
  • Maintain all required permits, inspections, and testing for each property. Ensure required inspections and testing are completed in accordance with applicable regulations.
  • Assist with preparation, monitoring, and compliance of the property budget, including R&M accounts and utility consumption.
  • Provide leadership and guidance for company engineers.
  • Work as a team with janitorial, security, and other building engineering staff.
  • Keep up good tenant relations in all office buildings.
  • Review CCTV footage, security reports, and janitorial reports as needed.
  • Reports to the Senior Property Manager

Qualifications:

·      Minimum of 10 years of experience in HVAC, plumbing, construction, maintenance, and/or repair work.

·      Must have a valid driver’s license and automobile insurance and be able to travel to various buildings throughout Harris County.

·      Familiarity with rooftop units (RTUs) is required.

·      Knowledge of building automation systems is required.

·      Previous experience in commercial property management is required.

·      Familiarity with centrifugal chillers and chilled-water systems is preferred.

·      Experience with HVAC pneumatic controls is preferred.
