Job Title: Building Engineer

Job Description

The Building Engineer is responsible for comprehensive building maintenance, including preventive maintenance, troubleshooting, and repair of HVAC, electrical, plumbing, lighting, and life safety systems in a commercial high-rise environment. This role ensures reliable operation of building systems, adherence to safety codes, and effective coordination with subcontractors while supporting the broader engineering team as needed.

Responsibilities

  • Perform preventive maintenance, troubleshooting, and repair on building systems, including plumbing, mechanical, HVAC, and electrical systems, to ensure safe and efficient operation.
  • Operate HVAC systems and adjust building automation systems (BAS, EMS, or ATC) to maintain optimal building performance and occupant comfort.
  • Ensure all maintenance and repair work complies with applicable safety codes and standards.
  • Accurately document modifications, repairs, and maintenance activities in the computerized maintenance management system (CMMS) for review by leadership.
  • Monitor and oversee agreed-upon responsibilities of subcontractors performing maintenance or repairs to ensure quality control and adherence to standards.
  • Perform the duties of a Building Technician II when required to support overall building operations.
  • Maintain tools, parts, and supplies in an organized manner to support efficient maintenance activities.
  • Inform the Chief Engineer or designated leader of any needs for replacement, restocking, or repair of tools, parts, and supplies.
  • Perform other job-related duties as assigned to support the safe and efficient operation of the facility.

Essential Skills

  • Minimum of three years of commercial building maintenance experience, including work in high-rise facilities.
  • Minimum of five years of relevant work experience as a technician in one or more of the following areas: HVAC, plumbing, electrical, or related building systems.
  • Hands-on experience with HVAC systems, including operation, adjustment, and troubleshooting.
  • Strong background in plumbing, electrical, and mechanical systems within commercial buildings.
  • Demonstrated ability to perform preventive maintenance (PMs) and systematic troubleshooting on building systems.
  • Experience working as or with stationary engineers in a commercial environment.
  • Ability to operate and adjust building automation systems (BAS, EMS, or ATC).
  • Basic PC skills with the ability to learn company-specific software applications.
  • Ability to adapt to new or changing software programs as technologies evolve.
  • Proficiency in or familiarity with automated work order systems.
  • Strong attention to safety and adherence to applicable safety codes and regulations.
  • Ability to work effectively in a team environment and coordinate with subcontractors.

Additional Skills & Qualifications

  • High school diploma or equivalent.
  • Additional vocational coursework in HVAC, electricity, plumbing, or other relevant technical areas preferred.
  • Universal CFC certification preferred.
  • State Certified Journeyman’s license or equivalent preferred.
  • MD 1st grade stationary engineer license or equivalent in another state, if required, preferred.
  • Experience in high-rise building maintenance and operations.
  • Experience with quality control of subcontractor work.
  • Strong organizational skills for managing tools, parts, and supplies.
  • Ability to communicate clearly and document work accurately in CMMS and related systems.

Work Environment

This role is based in a commercial high-rise building, working closely with a team of approximately 10 technicians, including several at the Building Technician III and IV levels. The environment involves hands-on work with HVAC, electrical, plumbing, mechanical, and life safety systems, as well as regular use of building automation systems and computerized maintenance management software. Work is performed both in mechanical spaces and occupied areas of the building, requiring attention to safety protocols and organized handling of tools, parts, and supplies. The setting is team-oriented, with frequent interaction and coordination among technicians and subcontractors to maintain reliable building operations.

The pay range for this position is $48000.00 - $100000.00/yr.
