Job description

As a Maintenance Technician you are responsible for the professional, courteous, timely, and satisfactory completion of all assigned duties given by the Maintenance Supervisor. In total, the Maintenance Technician is responsible for completing the tasks that enable the community to be maintained in a first-class condition. This position reports to the Maintenance Supervisor and Property Manager.
JOB DUTIES:
Prioritize and complete maintenance work orders precisely and timely
Electrical repairs and service to water heaters, garbage disposals, electric wall heaters, baseboard heaters, wall outlets, light switches, and ceiling lights
  • Plumbing repairs and service to faucets, drains, toilets, sinks, copper, ABS, PVC, PB plastic and galvanized pipes
  • Remove/replace dishwashers and garbage disposals
  • Carpentry and remodel to include floor underlayment, sub-floor, structural repairs, cabinet repairs, sheetrock/drywall repairs, texturing, interior and exterior door replacement
  • Flooring and hard surfaces to include one piece bent laminate, ABS plastic tub surround replacement, vinyl flooring replacement, pre-formed and laminated counter top installations, ceramic floor, and wall tile
  • Maintain all common areas, amenities areas, parking areas, entry ways, to include sweeping, mopping, pressure washing, and emptying trash
  • Assist with apartment turns and timely work order completion
  • Work to achieve and maintain overall curb appeal standards for Company
  • Carry emergency cell phone if needed or be on call when needed
  • Responsible for exhibiting and promoting professionalism among maintenance staff
  • Exhibit courtesies at all times and treat all residents and company personnel with respect and professionalism
  • Ensure maintenance is performed in such a manner as to minimize resident discomfort and distress
  • Comply with company uniform and appearance policy
  • Attend all required meetings and training courses
  • Complete the above duties and all others deemed necessary by the Property Manager and/or Maintenance Supervisor

Travel Requirements
• Travel is required for trainings, onboarding, and company-led learning sessions.
• Travel may include visiting other TMG-managed communities and attending regional or corporate training events.
• Overnight travel may be required on occasion, depending on training schedules and business needs.
• Reliable transportation and the ability to travel as needed are required.
This position is also responsible for complying with all state, federal and/or local laws relating to Fair Housing.
Requirements
  • Must be HVAC Universal Certified
  • College or Technical school training preferred
  • Previous Property Management experience a plus
  • Effective communication and customer service skills
  • Ability to interact with others in a team environment
  • Drug test and background check required
  • Reliable transportation and a valid driver's license required
