Job description
The Maintenance Supervisor performs light construction work and custodial functions, where after-hours coverage may be required, as well as the following:
- Carpentry: Remodel and repair work
- Minor repairs of drywall including patching, texturing and painting drywall repairs.
- Replace and repair unit plumbing (toilets, faucets, or drains)
- Light electrical repairs to include replacing outlets and switches, bulbs, and light fixtures, etc.
- Maintain the exterior building exterior to include light painting, power washing, sweeping, grounds cleaning, light landscaping, repairing or replacement of fixtures, removal of snow and ice where app
- Assign work to maintenance technician, review work that has been completed to ensure it is done thoroughly and accurately
- Train new maintenance employees, assess skill levels and provide advanced training in areas needed.
- Replace or light repairs of appliances.
- Custodial work for units to be ready for move-in.
- Adhere to all property safety protocols and OSHA Safety Standards. Utilize safety guards when operating tool or equipment. Follow all Safety Data Sheets (SDS) and required personal protective equipment (PPE) when chemicals.
- Implementing an appropriate preventative maintenance (PM) schedule; perform preventative maintenance in units and public areas to ensure all equipment is maintained to the required standard.
- Ability to estimate the time, extent of repairs, and keep within budget
- Organizational skills for maintaining material and supply inventories
- Professionalism with coworkers and residents while working in and around the apartment community
- Strict adherence to confidentiality policies according to residents’ rights regulations and courtesy
- Other duties as assigned.
Job Requirements:
- 5 years of apartment maintenance experience or equivalent
- Minimum of 2 years of experience collaborating with outside contractors; evaluating bids for work, warranty work and overseeing projects.
- Certification or apprenticeship in areas of maintenance (e.g., HVAC, pool, electrical, plumbing, carpentry) CPO may be required at some locations.
- Superb written and verbal skills
- General knowledge or fair housing and industry training (is this necessary at this level?)
- General computer knowledge to utilize company communication tools, training resources, and order management systems.
Physical Requirements:
- Must tolerate bending, kneeling, standing, stooping, walking and climbing stairs. Occasionally work in confined spaces.
- Must be able to lift and move up to 50+ pounds.
- Must be able to operate motorized equipment associated to repair and maintenance work(e.g., drills, sanders, saws, etc.)
- Must have a valid driver’s license and be insurable on the company’s policy.
