We are looking for an exceptional candidate to join Oxford's Real Estate Development team in Toronto for a 4-month internship, starting in May, 2027. This is a role for someone who embraces complexity, operates with urgency, and brings an ownership mindset from day one. You will be embedded in one of Canada's most ambitious development platforms, with over $1B in active projects and a pipeline exceeding $10B across multi-family residential, office, life sciences, and retail. You will be a meaningful contributor to the development team's analyst & associate pool, applying sharp thinking and sound judgment to the financial and strategic decisions that shape how we build.

At Oxford, we hold ourselves to a standard that goes beyond delivery. We lead by example earning trust through every interaction, protecting relationships with the same rigour we apply to our assets, and treating every partner, tenant, and community stakeholder as a genuine collaborator in what we build.

As a member of this team, you will:

  • Build and own financial models developing proforma underwriting for active and prospective development projects across multiple asset classes, with a level of rigor that can withstand Investment Committee scrutiny;

  • Run sensitivity and scenario analyses on lease economics and project costs, translating outputs into clear, defensible narratives for senior decision-makers;

  • Prepare materials for Oxford's Investment Committee and co-owners, including project underwriting packages, milestone updates, and strategic recommendations;

  • Drive the pre-development process by proactively sourcing, organizing, and interpreting market, zoning, and financial data to assess new opportunities;

  • Provide high-quality analytical support across quarterly and annual reporting cycles for Development and Construction leads, including accruals and variance analysis;

  • Proactively identify risks, flag inconsistencies, and raise substantive questions;

  • Contribute long-term functional value to Oxford's development team by completing a capstone project aligned with the team's everyday processes; and

  • Raise the analytical floor of the team by sharing knowledge, modeling best practices, and fostering a culture of intellectual curiosity and continuous improvement.

To succeed in this role, you bring:

  • Progress towards an undergraduate degree in Real Estate, Urban Planning/Development, Finance, Economics, or Commerce;

  • Strong understanding across real estate and financial concepts, development, debt underwriting, and equity investments;

  • Exceptional written and verbal communication, interpersonal, problem solving, and time management skills;

  • Relative proficiency in Microsoft Excel (financial modeling);

  • Self-motivated individual with a strong work ethic and high level of attention to detail;

  • The ability to manage competing priorities and deadlines; and

  • Self-motivated and growth-oriented, with a genuine long-term interest in a career in real estate development

This posting is for an existing vacancy.The expected salary range for this position is $66,300.00 - $87,750.00 per year, prorated based on the term of the contract.
