Job description

Are you an experienced Apartment Maintenance Supervisor who knows how to keep a community running smoothly while leading a team that takes pride in their work?
Columbia Choice Apartments is looking for a hands-on Service Manager who understands apartment maintenance inside and out. This role is perfect for someone who leads by example, keeps unit turns moving, and ensures residents receive fast, high-quality service.

Key Responsibilities
Lead the daily operations of the apartment maintenance team, setting priorities and ensuring work orders are completed efficiently
Oversee and participate in maintenance repairs including HVAC, plumbing, electrical, appliances, and general building systems
Manage the entire make-ready process, including move-out inspections, scheduling vendors, and final quality walkthroughs
Assign and track service requests and preventative maintenance work orders
Inspect completed repairs and ensure work meets company quality standards
Work alongside your team when needed to keep turn schedules and service deadlines on track
Coordinate and supervise outside contractors and vendors
Manage maintenance inventory, parts ordering, and purchase orders
Maintain and execute a preventative maintenance program
Participate in a rotating on-call schedule for emergency maintenance
Hire, train, coach, and mentor maintenance technicians
***As a condition of employment, you are required to download apps to your personal smartphone, enabling you to receive and complete work orders throughout your scheduled work shift. Location tracking will be in effect only during your scheduled shift when utilizing apps with location tracking
Qualifications
2+ years of apartment maintenance experience, including leadership or supervisory responsibilities
Strong working knowledge of HVAC systems, plumbing, electrical troubleshooting, appliance repair, and general maintenance
Experience managing unit turns and tight make-ready schedules
EPA / CFC Universal certification required
Strong organizational and leadership skills
Comfortable using property management software and basic computer systems
Reliable, proactive, and solution-oriented
