Job description

Community Manager โ€” Multifamily Apartment Community About the Opportunity

We are hiring a strong, handsโ€‘on Community Manager for a 250+ unit multifamily apartment community in the North Houston / 77014 area.

This is not a โ€œsit in the office and wait for things to happenโ€ position. We need an operator who can lead from the front, drive leasing activity, improve occupancy, tighten collections, hold the team accountable, and create a better resident experience.

The right person for this role has experience managing a challenging multifamily property and knows how to bring structure, urgency, and followโ€‘through to the office every day. Class C, workforce housing, or valueโ€‘add apartment experience is strongly preferred.

What Youโ€™ll Be Responsible For

You will be responsible for the dayโ€‘toโ€‘day performance of the community, including leasing, occupancy, collections, resident satisfaction, team leadership, vendor coordination, and overall property operations.

Your core responsibilities will include:

  • Driving leasing activity and helping increase occupancy
  • Leading the onโ€‘site team with clear expectations, accountability, and daily followโ€‘up
  • Managing renewals, resident retention, and moveโ€‘in/moveโ€‘out processes
  • Overseeing collections and reducing delinquency
  • Monitoring traffic, applications, approvals, denials, leases, and moveโ€‘ins
  • Ensuring the office is responsive, organized, and operating with urgency
  • Walking the property regularly and identifying issues before they become bigger problems
  • Partnering with maintenance to improve curb appeal, makeโ€‘ready turns, and resident service
  • Holding vendors accountable for quality, speed, and cost
  • Handling resident escalations professionally and firmly
  • Reviewing reports and using data to make decisions
  • Maintaining accurate records in the property management system
  • Creating a strong sales and service culture within the office
  • Making sure policies, procedures, and fair housing requirements are followed

Requirements
  • Previous multifamily property management experience required
  • Community Manager experience strongly preferred
  • Class C, workforce housing, valueโ€‘add, or highโ€‘volume leasing experience strongly preferred
  • Strong leasing, collections, resident relations, and team leadership skills
  • Ability to read and act on property reports
  • Strong communication and followโ€‘up skills
  • Fair Housing knowledge required
  • ResMan experience preferred
  • Must be comfortable working fully onโ€‘site in the North Houston / 77014 area
  • Must be available Mondayโ€“Friday and rotating Saturdays as needed, especially during leasing pushes
Compensation
  • Base salary: $70,000โ€“$85,000 per year, depending on experience
  • Bonus potential: up to 10% of annual salary, based on performance
  • Fullโ€‘time position
