Job description

UPMC Corporate is hiring a Asset Data Specialist to join our team! The role will work Monday through Friday during the hours of 7:00 AM to 3:00 PM. The Asset Data Specialist will perform a variety of technical activities required to establish and maintain data standardization and integrity in the UPMC Computerized Maintenance Management System (CMMS) facilities work order systems. This individual adds, verify, track and report on facilities assets and preventative maintenance across all 42 UPMC hospital campuses.

Responsibilities:

  • Oversee all administrative and functional aspects of UPMC's CMMS software (CMS) to include training, process workflow design and operation, and systemwide support. Work independently with vendors, contractors, and site-level UPMC facilities management to assist in collection of all UPMC assets with integration activities into CMMS. This will include but not limited in reading and understanding Life Safety drawings, accuracy of as-built drawings, and (operation and maintenance) O&M manuals.
  • Develop, implement, enforce and maintain UPMC standards and Best Practices across all levels of facilities data in the CMMS, including Inspection, Testing and Maintenance (ITM), equipment records, and routine and corrective work orders.Monitor and maintain facilities assets data for existing sites, import data for new construction and renovation, and verify data for new sites.
  • Effectively communicate with the design engineer for any demolition assets within the renovation project. This will include working with contractors and the Information Technology team to deliver, import and verify (Construction-Operations Building Information Exchange) COBie data files.Collaborate, coordinate or assist with fixed asset tagging to UPMC assets as needed. Maintain, capture, and assist in ordering the UPMC Asset barcode to the (Corporate Construction Real Estate) CCRE team as needed.
  • Ability to develop and monitor data components of construction projects.Compile a system report status for all UPMC asset level categories semi-annually.
  • Define, compile, and incorporate facilities asset data and ITM activities in the CMMS. Provide hands-on collaboration with facilities staff to ensure standardization is followed and data integrity is preserved. Provide daily support and training to end users in the operation, including proper use and maximizing capabilities of the CMMS.
  • Work with Facilities Engineering Planners to assess, standardize, and implement Best Practices for preventive maintenance activities (such as Cycle Maintenance Program) across the UPMC system.
  • Monitor CCRE renovation projects to ensure the accuracy of asset management and integrity in CMMS.Travel between UPMC sites, hospital affiliates, and institutions as needed.
  • High School Diploma/GED + eight years of maintenance/comparable experience in an equivalent hospital/experience in building control, HVAC, mechanical or electrical systems maintenance.
    • OR associate's degree in engineering-related field, facility management, or maintenance tech field + three years of maintenance/comparable experience in an equivalent hospital/experience in building control, HVAC, mechanical or electrical systems maintenance.
  • Ability to interpret and build from blueprints and schematics required.
  • Must be able to read schematic drawings and construction blueprints
  • Hands-on knowledge of facilities equipment maintenance and building systems required. Knowledge of hospital construction and healthcare equipment a plus.
  • Advanced level of computer skills as required using office productivity software and applications required. General knowledge of the principles, theory, and methods of CMMS concepts and structures preferred.
  • Good leadership, collaboration, communication, and teamwork skills required.
    Licensure, Certifications, and Clearances:
  • Possess technical certification such as BAS tech, CAD, CEM, CHFM, and/or etc.
    • OR able to complete and acquire the certification within one year of employment
