Job description

About the Position

The Senior Project Manager with emphasis on master planning and shell & core is one of the firm's lead architectural senior manager for large-scale, ground‑up development projects. This individual owns the entire project arc: from site analysis and master planning through entitlements, shell & core construction documents, and construction administration.

This role is ideal for someone who thrives at the intersection of urban-scale thinking and technical building delivery — someone who can lead a planning charrette in the morning and resolve a curtain wall detail in the afternoon.

Job Responsibilities
  • Master Planning
  • Leads site analysis, programming, and master planning studies for multi‑building campuses, mixed‑use developments, and phased commercial sites
  • Develops land use plans, site organization concepts, circulation frameworks, and open space strategies in collaboration with clients and civil engineers
  • Coordinates zoning analysis, general plan compliance, and site entitlement strategies; guides clients through municipal approval processes
  • Prepares and presents master plan documents, phasing plans, and design guidelines to city planning departments, community groups, and client stakeholders
  • Manages planning‑phase consultant teams including civil, landscape, traffic, and environmental engineers
  • Tracks project approvals through EIR, CEQA, design review, and conditional use permit processes
  • Shell & Core Architecture
  • Leads design and production of full shell & core construction document packages for commercial office, R&D, industrial, and mixed‑use buildings
  • Oversees structural, MEP, civil, and specialty consultant coordination; chairs coordination meetings and reviews drawings for interdisciplinary conflicts
  • Manages building permit submissions, plan check responses, and permit expediting with local jurisdictions across the Bay Area
  • Advises on building envelope systems: curtain wall, cladding, roofing, waterproofing, and structural glazing, with a working knowledge of performance specifications and detailing
  • Oversees construction administration for shell & core projects: reviews submittals, responds to RFIs, conducts site observations, and manages punch lists through substantial completion
  • Develops and maintains tenant improvement criteria and base building documentation packages for leased commercial buildings
Job Requirements
  • Serves as the primary point of contact for clients, developers, and public agencies throughout all project phases
  • Authors project proposals, negotiates contracts, and manages project budgets and fee forecasting
  • Develops and maintains project schedules across planning, entitlement, design, documentation, permitting, and construction phases
  • Identifies scope changes and coordinates contract modifications with clients in a timely manner
  • Mentors Job Captains, Designers, and Drafters assigned to master planning and shell & core projects; reviews production for quality and code compliance
  • Contributes to business development by cultivating developer and institutional client relationships and supporting proposal efforts
Qualifications
  • Bachelor's or Master's degree in Architecture from an accredited program preferred but open to all degrees with architectural experience
  • Minimum 8 years of experience in commercial architecture, with at least 4 years focused on master planning and/or shell & core ground‑up projects
  • Demonstrated experience managing municipal entitlement processes including design review, conditional use permits, and CEQA in California jurisdictions
  • Strong knowledge of California Building Code, Title 24 energy compliance, ADA accessibility, and zoning regulations
  • Proficiency in AutoCAD and Revit for large‑scale commercial documentation; working knowledge of SketchUp and Adobe Suite
  • Experience with building envelope systems, structural systems, and ground‑up construction sequencing
  • Proven ability to lead and coordinate large, multi‑discipline consultant teams across extended project timelines
  • Excellent written and verbal communication skills; experience presenting to public agencies, planning commissions, and developer clients
  • Organized, self‑directed, and able to manage multiple large projects simultaneously in a fast‑paced studio environment
  • Working vehicle and valid driver's license required for site visits and municipal meetings
