Acs Construction Jobs (NOW HIRING)

ACS System Associates Inc. is currently seeking experienced Project Managers, Pre Construction, to join and become an integral part of our team. You will have an opportunity to work with talented staff, and to be a part of one of the fastest growing and most critical segments at ACS. Ideal for candidates who are interested in doing work / working with the Estimation, Purchasing and Project Management Divisions.

Key Duties & Responsibilities:

1. Primary responsibility is to act as the handoff point between Estimating, Purchasing and PM Departments.
2. Will be the initial point of Contact for all Clients for all Low Bid Projects.
3. Will ensure that all Projects are properly set up and handed off the Project Management Department.
4. Will be closely involved with the Estimating and Purchasing Departments to ensure a smooth transition.
5. Manage subcontractor scope and performance contractual requirements.
6. Organize, file, and track all project coordination and correspondence.
7. Develop and maintain bid packages to subcontractors and vendors.
8. Scope out subcontractors and vendors and issue purchase orders.
9. Review, formalize, and approve documentation for the successful tracking of projects including submittals, schedules, schedule of values, billings, requests for information, requests for change orders, change orders, project start-up and close out.
10. Manage all manpower requirements for your projects.
11. Manage work sequences, long lead items, procurement, and project schedules.
12. Manage testing and inspection records, permits, and occupancy notifications.
13. Generate all RFIs (give to Admin to process).
14. Attend all meetings at job site with Client.
15. Visit job site as required to ensure smooth performance.
16. Track Project Schedule to ensure we are meeting schedule.
17. Finalize all Change orders (initial prep by Admin) (give to Change Orders Dept. for final submission).
18. Manage all day to day operations through coordination with Admin & Super.
19. Set up equipment release schedule (via generation of project schedule).
20. Coordinate with Warehousing Dept. for all related issues (deliveries, returns from job site).
21. Coordinate with General Superintendent for all On-site Super requirements.
22. Complete all Pencil Copies.
23. Approve all Subcontractor/Vendor payments.
24. Resolve all technical issues.
25. If anything is not purchased, instruct Project Admin to obtain 3 prices and submit to Project Coordinator.

Requirements:
3 years minimum HVAC Project Management experience.
• Commercial HVAC and Mechanical Experience a must have.
• Experience with Multimillion-dollar projects
• Must have unexpired SST 62
• Outstanding organizational skills.
• Excellent oral and written communication skills.
• Effectively work well with the project manager, office staff, subcontractors and vendors.
• Ability to meet deadlines and manage time effectively.
• Effectively solve problems.
• Computer skills including MS Word and Excel spreadsheets.
