    The Role

    This is a senior-level role for a dealmaker who wants both transactional ownership and market leadership. As Director of Acquisitions / Local Market Lead, you will be the face of Clear Height Properties in your assigned market, responsible for building broker relationships, sourcing acquisitions, and closing industrial deals that meet our investment criteria.

    You will report to senior leadership and work closely with asset management, property management, and finance teams from LOI through closing and transition. This is not a support role. You own the pipeline.

    What You Will Do

    • Source and evaluate on-market and off-market industrial acquisition opportunities
    • Build and maintain deep broker relationships in your assigned market
    • Lead preliminary and full underwriting of acquisition targets
    • Prepare investment summaries and present deals to the investment committee
    • Draft and negotiate LOIs and purchase and sale agreements
    • Manage due diligence processes from contract execution through closing
    • Track market activity including vacancy, rents, absorption, and competing product
    • Coordinate post-closing transition to asset management and operations teams
    • Represent CHP at industry events, SIOR/NAIOP functions, and broker meetings
    • Contribute to portfolio strategy discussions with senior leadership

    What We Are Looking For

    • 5 to 10 years of industrial real estate acquisitions experience, with a track record of closed deals
    • Strong existing broker network in your market; relationships that translate into deal flow
    • Proficiency in industrial underwriting, including pro forma modeling, return analysis (IRR, equity multiple, cash-on-cash), and debt structuring
    • Working knowledge of industrial property fundamentals: clear height, dock configurations, truck court depth, power density, site coverage, and lease structure
    • Experience managing due diligence processes from contract through close
    • Clear communicator with the confidence to present deals to an investment committee and negotiate directly with sellers
    • Self-starter who can manage a pipeline without daily oversight
    • Bachelor's degree in real estate, finance, or a related field; SIOR, CCIM, or similar designation a plus
