JOB SUMMARY:
The primary responsibility of the Building Engineer is to provide the highest possible level of customer service to tenants by maintaining properties in a manner consistent with Workspace Property Trust’s brand and responding to tenant requests in a timely manner. This will help ensure long-term occupancy in company properties.
ROLE AND RESPONSIBILITIES:
• Inspect, evaluate, monitor, and maintain all building equipment, systems, and mechanical rooms to ensure that the operation, appearance, and safety of assigned properties to Workspace Property Trust’s standards.
• Create and implement a preventative maintenance program to ensure that all building equipment and systems are operating at their optimal performance levels to ensure the maximum life of the equipment.
• Respond to tenant service requests, including emergency calls, as needed, after business hours and demonstrate Workspace Property Trust’s commitment to timely responses with 100% customer satisfaction.
• Work to understand tenant needs and maintain positive, productive, and professional relationships with all tenants.
• Conduct weekly inspections to ensure quality atmosphere for our tenants.
• Work with Property Management to address all operational issues explore ways to improve operating efficiencies.
• Maintain an awareness of new technology and trends in maintenance operations and share that knowledge with our Engineers and Property Managers.
• Coordinate scheduling and work of on-site contractors to ensure minimal disruptions to tenants and that work.
• Review services provided by outside contractors to ensure the highest quality performance of equipment at the assigned properties to maintain values of the properties.
• Follow up and monitor tenant improvements through job completion and ensuring the HVAC, plumbing and electrical meet Workspace Property Trust’s building specifications.
QUALIFICATIONS AND EDUCATION REQUIREMENTS:
• High school diploma or GED.
• Willingness to obtain HVAC certification, if needed.
• At least 5 years’ experience working with commercial HVAC and building automation systems.
• Skilled at trouble shooting HVAC and building automation systems.
• Ability to lift ladders, fixtures, equipment, and supplies that might weigh up to 80 pounds, with or without a reasonable accommodation.
• Valid driver’s license with a driving record that meets Workspace Property Trust’s insurance requirements.
• Excellent customer service and verbal communication skills to both customers and coworkers.
• Demonstrated commitment to quality service.
• Self-starter able to work with minimal supervision.
• Strong problem solver.
• Ability to work independently but also function effectively as part of a team.
• Prior experience working with computer software.
• Ability to be “on call”.
