Compensation
Expected First-Year Earnings: $50,000–$70,000+
This is a full-time W-2 position with a performance-based commission structure.
During Training
- Paid training at $20.00 per hour while training on inspections
- Paid ride-along experience
- One-on-one mentoring
- Structured 16-week onboarding program
After Training
- 30% commission on completed residential inspections
- 35% commission on approved ancillary services

- Perform residential home inspections
- Educate clients throughout the inspection process
- Explain inspection findings in a professional and easy-to-understand manner
- Prepare detailed inspection reports using Spectora software
- Take high-quality inspection photographs
- Represent Up Close Inspections with professionalism and integrity
- Continue learning building science and inspection techniques
- Deliver an exceptional customer experience every day

Minimum Qualifications
Applicants should possess the following qualifications:
- High school diploma or GED
- At least 18 years of age
- Valid driver's license with a clean driving record
- Reliable transportation
- Ability to obtain and maintain an Ohio Home Inspector License
- Strong written, verbal, and interpersonal communication skills
- Quick and professional communication with clients and team members
- Willingness to work occasional Saturdays and flexible hours based on client demand
- Ability to be available for inspections with as little as 24–48 hours' notice
- Career-oriented mindset with a desire to grow professionally within our company
- Positive attitude, strong work ethic, and willingness to learn
- Dependable, punctual, and self-motivated
- Comfortable working independently while also being a team player
- Ability to climb ladders, walk roofs when conditions permit, enter attics and crawlspaces, and inspect properties for several hours each day
- Ability to lift up to 50 pounds
- Comfortable working indoors and outdoors in varying weather conditions
- Not afraid of heights, confined spaces, or physically demanding work
Ideal Candidate
The ideal candidate enjoys working with people, takes pride in delivering exceptional customer service, communicates professionally, and is looking to build a long-term career—not just another job. Experience in sales, restaurants, hospitality, retail, customer service, healthcare, education, or other client-focused professions is highly valued because those careers develop the communication and relationship-building skills that make outstanding home inspectors.
Licensed home inspectors are encouraged to apply.
If you are not yet licensed, you must be willing to obtain your Ohio Home Inspector License.
Candidates pursuing licensure are responsible for:
- Passing the National Home Inspector Examination (NHIE)
- Purchasing their own NHIE study materials
- Providing their own inspection vehicle and standard inspection tools
