Job description

The Property Manager is responsible for overseeing the operations of the property, ensuring its smooth functioning and long-term success. This role involves implementing policies and procedures, managing staff, delivering excellent customer service, ensuring maintenance standards, overseeing financial management, and supporting resident retention strategies. The ideal candidate will be a strong leader, detail-oriented, and committed to maintaining a safe, clean, and well-maintained environment for both residents and staff.
Key Responsibilities:
Operational Management:
Implement and enforce all property policies and procedures, ensuring the safety of residents, employees, and property assets.
Make decisions that align with the property’s goals while considering safety, compliance, and operational standards.
Complete daily property inspections to ensure that safety, cleanliness, and quality standards are met.
Staff Supervision amp; Development:
Supervise, train, and evaluate staff to ensure high performance and adherence to operational standards.
Organize and delegate work assignments and goals to ensure efficiency and the achievement of expected results.
Foster a motivating environment that promotes staff accountability, development, and job satisfaction.
Resident amp; Prospect Services:
Provide exceptional customer service to residents and prospects by ensuring the property is clean and well-maintained at all times.
Enforce resident leases, ensuring that all service requests, concerns, and violations are addressed promptly and professionally.
Investigate resident disturbances or violations and resolve them in a timely manner.
Develop and implement strategies to retain residents and ensure high satisfaction and engagement levels.
Property Inspections amp; Maintenance:
Perform daily property inspections using the manager’s daily inspection report to identify maintenance or safety issues.
Oversee maintenance personnel and subcontractors, ensuring that all work meets company standards and is completed on time.
Ensure apartment turnovers are completed efficiently, including walk-throughs, move-out settlement statements, and coordination with subcontractors.
Ensure that all apartments are turned over within three days of a move-out.
Financial Management amp; Budgeting:
Directly responsible for rent collection and all other charges due to the property.
Proactively address delinquent payments by contacting residents as of the 4th of the month and issuing three-day notices when necessary.
Approve property-level purchases and submit requests for larger purchases over $350, ensuring competitive bids are obtained for major expenses.
Assist in preparing the property’s annual operating budget, submitting bids, and preparing a wish list for future needs.
Administrative Responsibilities:
Train and supervise office staff in processing rental applications in compliance with Fair Housing laws and company credit guidelines.
Prepare and review all necessary property reports, including financial performance, resident activities, and operational performance.
Vendor amp; Subcontractor Management:
Oversee subcontractor activities, ensuring all work complies with company policies and standards.
Ensure all necessary forms are obtained from subcontractors in accordance with corporate procedures.
Qualifications:
A minimum of three years of property management experience with a proven track record of success in managing residential properties.
Experience with Yardi property management software is preferred.
Strong financial, organizational, and decision-making skills.
Excellent interpersonal and customer service skills with the ability to build strong relationships with residents, staff, and vendors.
Ability to enforce policies, maintain property standards, and manage budgets effectively.
Drug tests, criminal background checks, and reliable transportation are required.
Employment is contingent upon acceptance and execution of a Confidentiality and Non-Compete Agreement.
