Job Title: Commercial Property Manager

Reports To: Senior Property Management

Position Summary

The Commercial Property Manager is responsible for managing commercial properties to maximize property value, tenant satisfaction, occupancy levels, and financial performance. This role involves tenant relations, lease administration, budgeting, maintenance oversight, vendor management, and ensuring compliance with local regulations.

Key Responsibilities

Property Operations

  • Oversee the day-to-day operations of assigned commercial properties.
  • Conduct regular property inspections to ensure facilities are well maintained.
  • Coordinate repairs, maintenance, and capital improvement projects.
  • Ensure compliance with safety, environmental, and regulatory requirements.

Tenant Relations

  • Serve as the primary point of contact for tenants.
  • Address tenant concerns and resolve issues promptly.
  • Coordinate tenant move-ins, move-outs, and lease renewals.
  • Maintain positive tenant relationships to support retention efforts.

Financial Management

  • Prepare and manage annual operating budgets.
  • Monitor income and expenses to achieve financial goals.
  • Review and approve invoices, contracts, and purchase orders.
  • Assist with rent collection and delinquency management.
  • Prepare monthly financial and management reports.

Lease Administration

  • Interpret and enforce lease agreements.
  • Track critical lease dates, renewals, and rent escalations.
  • Coordinate with leasing teams regarding vacancies and tenant improvements.

Vendor and Contractor Management

  • Solicit bids and negotiate service contracts.
  • Manage relationships with vendors, contractors, and service providers.
  • Monitor contractor performance and ensure work quality.

Risk Management & Compliance

  • Ensure properties comply with federal, state, and local regulations.
  • Maintain accurate records and documentation.
  • Coordinate insurance claims and risk mitigation efforts.

Qualifications

  • Bachelor's degree in Business, Real Estate, Property Management, Finance, or related field preferred.
  • 3+ years of commercial property management experience.
  • Knowledge of lease administration, budgeting, and building operations.
  • Proficiency in Microsoft Office and property management software.
  • Strong communication, negotiation, and problem-solving skills.
  • Professional certifications such as CPM (Certified Property Manager) or RPA (Real Property Administrator) are a plus.
