$40,000 - $45,000 yearly

• Determine the needs, living standards and economic viability of customers in order to match those needs to a property
• Establish rental rates by researching local markets and calculating costs to ensure fair and accurate pricing

Leasing & Resident Onboarding

• Monitor leases and rent roll to maintain a current and accurate marketing and availability report.

• Update resident portal, website, and social media to promote vacant properties or properties coming soon.

• Schedule and conduct engaging meet-and-greets, property tours, and open houses with prospective residents.

• Manage applicant screening, including background checks, credit checks, and income verification.

• Draft, issue, and finalize all new residential lease agreements for houses and apartments in compliance with local housing laws.

• Guide new residents through the onboarding process, including deposit collection, lease execution, and utility setup instructions.

Property Turnovers & Cleanings

• Coordinate with maintenance on the end-to-end turnover process between outgoing and incoming residents to minimize vacancy time.

• Conduct move-out inspections with departing residents and document property conditions.

• Coordinate and schedule professional turnover services, including deep cleanings, carpet cleaning, painting, and minor maintenance repairs.

• Perform final move-in walkthroughs to ensure the home/apartment meets company quality standards before the new resident receives keys.

Resident Relations & Administrative Duties

• Act as an ongoing relationship manager to nurture resident relations and cultivate quality leads from happy residents.

• Serve as the primary liaison during the move-in and move-out transitions.

• Maintain accurate records of resident files, lease renewals, security deposits, and property inspection reports in our property management software.

• Address resident inquiries during the onboarding phase with excellent customer service.

Weekly Reporting & Team Coordination

• Prepare and present weekly leasing reports covering total new leads, active showings, pending applications, and upcoming move-ins for each property.

• Facilitate weekly operational check-ins with management and maintenance to align turnover schedules and lease execution targets.

• Good knowledge of leasing rules and regulations
• Ability to use computer programs such as Microsoft Office, Excel and Publisher
• Ability to communicate effectively both oral and written
• Past sales experience is preferred
