Position Overview
We are seeking an experienced Senior Title Processor to join our Louisville office. You'll manage title files with particular focus in investor transactions, curative issues, and complex title situations. This role is ideal for someone with strong title experience who thrives on problem-solving and building strong client relationships. As a pivotal member of our team, you'll be responsible for delivering excellent service that keeps our clients coming back.
What You'll Do
- Open and manage title files from initial order through closing, with emphasis on investor and complex transactions
- Identify, research, and resolve title defects and curative issues (probate, liens, property rights, boundary issues, etc.)
- Develop solutions for non-standard seller/wholesaler situations
- Prepare closing statements and coordinate with all parties
- Review title commitments and provide detailed exception analysis and recommendations
- Handle pre-closing and post-closing coordination including document recording and file distribution
- Communicate professionally and proactively with lenders, real estate agents, wholesalers, and clients to ensure smooth transactions and strong relationships
- Serve as a trusted advisor to clients navigating complex title situations
What We're Looking For
- 2+ years of title processing, examination, or escrow experience
- Demonstrated ability to research and resolve complex title issues and curative matters
- Experience working with investor, wholesale, or non-traditional real estate transactions
- Strong organizational skills and ability to manage multiple priority files
- Excellent problem-solving mindset and attention to detail
- Proficiency with Microsoft Office and title software
- Professional communication skills (written and verbal) with ability to explain complex issues clearly to clients
- Ability to build and maintain strong client relationships
Nice to Have
- Fluent in Spanish
- Experience with Qualia software
- Background in real estate law or title examination
