Maintenance Technician

Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Maintenance Supervisor or Community Manager in all phases of the overall physical maintenance of an income producing property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

• Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
• Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
• Ensure exterior curb appeal of community and cleanliness of grounds.
• Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
• Maintain high standards of resident service and relations for entire staff.
• Ensure that residents are provided with a clean, safe, well maintained community.
• Ensure that apartments are rent ready within 3 to 5 days after they have been vacated.
• Maintain accurate inventory control of tools, equipment and supplies. Team members are required to use all personal protective equipment as assigned and instructed, specifically back belts, goggles, dust mask, hard hats and gloves.
• Team members are required to carry back belts, goggles and gloves in their possession at all times during work hours. Dust masks and hard hats must be readily available.
• Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Manager and inform residents.
• Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.
• Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
• Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
• Know current condition/status of all vacant units.
• Recommends measures to improve methods of operations, performance, safety and quality of service.
• Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
• Performs on-call emergency service as required.
• Assists the Maintenance Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
• Interprets company policies to workers and enforces safety regulations.
• Adheres to KA Communities’ injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.
• Ensures regular and timely communication to Site Management noting any maintenance problems or health/safety deficiencies.
• Represents KA Communities and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including KA Communities issued work shirt) and appropriate grooming.

Other Duties and Responsibilities include the following. Other duties may be assigned.

• Assist in promoting KA Communities and the Community.
• Attends and participates in training seminars as requested.
• Assists other staff members as needed.
• Delivers various communications to residents as needed.
• Attends and assists in setting up for resident functions and activities.
• Performs other duties as assigned.

Education and/or Experience One to five years hands-on general maintenance experience (i.e., plumbing, electrical, carpeting, painting, etc.) is required. Must be able to lift and work with heavy equipment. Valid driver’s license and auto insurance is required.

Language Skills Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top management, public groups, and/or boards of directors.

Mathematical Skills Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability Ability to define problems, collect data, establish facts, and draw valid conclusions.

Other Requirements Incumbent must have reliable transportation available and have a valid driver’s license and automobile insurance, as travel to may be required.

Ability to push and roll large trash dumpsters in order to clean dumpster area. May be asked to assist with moving large appliances. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.
