Job description

I.PRIMARY RESPONSIBILITIES:
To provide maintenance/repair/upkeep for the Inclusive Housing Resourceโ€™s (IHR) housing stock as well as contracted modifications to homes outside of the network.
II.ESSENTIAL FUNCTIONS:
  1. Maintain, repair and provide upkeep for assigned homes. This includes, but is not limited to maintenance of buildings, grounds, vehicles and equipment.
  2. Schedule and/or perform preventative maintenance work in all areas of responsibility to maintain the quality and value of the property.
  3. Perform general repair of household appliances.
  4. Perform carpentry and electrical repairs as needed.
  5. Perform painting and/or drywall maintenance/repair as needed.
  6. Coordinate and perform snow and ice removal in the winter with the Maintenance Director.
  7. Driving agency vehicles to the various properties that IHR maintains.
  8. Notify the Maintenance Director of needs involving major repair/maintenance/replacement
  9. Attend scheduled IHR meetings.
  10. Perform work duties in accordance with company safety and security policies and procedures as well as in accordance with OSHA and Blood Borne Pathogen regulations.
  11. Protect companyโ€™s assets by responsibly maintaining homes, vehicles and equipment and keeping vehicles and equipment in good amp; clean condition.
  12. Be available to work a flexible schedule during 1st shift hours (Monday thru Friday) to help meet contracted deadlines.
  13. Provide on call coverage as needed.
  14. Support IHR efforts to enhance quality of life for persons with disabilities and their families.
  15. Follow all IHR policies as detailed in the agency manual
III.QUALIFICATIONS AND REQUIREMENTS:
  1. High School Diploma or GED
  2. Knowledge of methods, materials, equipment and safety rules related to maintenance/repairs
  3. Ability to organize work and to solve maintenance problems in an efficient and timely manner
  4. Ability to lift 50 pounds continuously and the dexterity sufficient to perform the manual tasks involved
  5. Ability to squat, stoop, kneel, bend and stretch without injury or strain
  6. Ability to reach and lift items over the head
  7. Ability to climb stairs and ladders or crawl into awkward/small spaces
  8. Ability to transport tools and materials onto and around a job site
  9. Ability to operate power tools
  10. Ability to push and pull the weight of snow and/or a snow blower
  11. Must be clear of any medications or other substances that would impede the ability to safely operate vehicles, equipment and/or power tools
  12. Willingness to learn new skills
  13. Ability to work with others to plan, coordinate and/or complete tasks
  14. Must have the ability to work with minimal supervision
  15. Must have a valid driverโ€™s license with less than 6 points on the driving record
  16. HVAC Certification (or actively seeking certification), preferred
