Job description

The Asset Manager is responsible for maximizing the value and performance of the company’s commercial real estate portfolio. This role oversees property-level operations, capital planning, leasing strategy and financial performance for stabilized and development assets. The Asset Manager works closely with property management, leasing, development, accounting and ownership teams to ensure assets perform in line with business plan objectives and investment strategies. The ideal candidate possesses a strong understanding of commercial real estate operations, financial performance metrics, partnership structures and waterfall distribution models, and can effectively communicate asset performance and recommendations to senior leadership and investors.
Minimum Qualifications
• Bachelor’s degree, preferably a Master’s degree, in Real Estate, Finance, Business Administration, or a related field
• 3+ years of experience in commercial real estate asset management, acquisitions or portfolio management
• Advanced proficiency in Yardi and Argus Enterprise
• Advanced proficiency in MS Excel and PowerPoint
• Proficient in CoStar / CoStar Analytics and MS Office programs
• Strong understanding of commercial lease structures (NNN, gross, modified gross)
• Solid understanding of real estate financial analysis including NOI, cap rate, IRR, cash-on-cash and DSCR
• Experience with multi-property portfolios and ground-up development transitions to stabilized operations.
• Non-DOT Drug Test is required
• Valid Texas Driver’s License with acceptable Motor Vehicle Record (MVR) and background check is required
Typical Duties
• Develops and executes asset-level business plans aligned with the company’s long-term hold strategy.
• Monitors and drives NOI growth by identifying occupancy challenges and revenue enhancement opportunities.
• Evaluates hold, sell and refinance decisions using DCF, IRR, and total return analyses.
• Presents quarterly asset performance reviews and strategic recommendations to senior leadership.
• Supports leasing strategy initiatives including tenant mix, rental rates, concessions and lease structures.
• Reviews and approves lease proposals, renewals and tenant improvement allowances.
• Analyzes lease rollover exposure, and develops tenant retention and backfill strategies.
• Monitors market rents, vacancy trends and competitive positioning across the portfolio.
• Reviews property-level KPIs quarterly, and identifies operational issues and performance opportunities.
• Reviews and approves annual operating budgets and quarterly reforecasts.
• Oversees capital expenditure programs including deferred maintenance and value-add renovation projects.
• Reviews quarterly asset-level financial reports and operating performance metrics.
• Tracks property-level P&L performance, cash flow, debt covenants and return metrics.
• Conducts variance analysis comparing actual results to budget and identifies corrective actions as needed.
• Prepares investor reporting packages and responds to investor and capital partner inquiries.
• Develops multi-year capital improvement plans and prepares related capital funding strategies.
• Coordinates with lenders regarding loan compliance, covenant monitoring and refinancing activities.
• Supports disposition activities including sales analysis, marketing coordination and due diligence efforts.
• Oversees the transition of newly developed assets from construction completion to stabilized operations.
• Coordinates lease-up strategies with development and leasing teams to support occupancy goals.
• Establishes operating procedures and reporting frameworks for newly delivered assets.
