About the Role:

The Apartment Community Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential apartment communities. This position is responsible for performing a wide range of maintenance tasks, including repairs, preventative maintenance, and routine inspections to uphold property standards and enhance resident satisfaction. The technician will respond promptly to maintenance requests, troubleshoot issues efficiently, and coordinate with management to prioritize work orders. By maintaining common areas, apartment units, and building systems, the technician helps create a comfortable and well-maintained living environment. Ultimately, this role supports the overall success of the property by contributing to resident retention and the community’s positive reputation.

Minimum Qualifications:

• Proven experience in general maintenance or a related field, preferably within residential or apartment communities.
• Basic knowledge of electrical, plumbing, HVAC, and carpentry systems.
• Ability to use hand and power tools safely and effectively.
• Valid driver’s license and clean driving record.
• Strong problem-solving skills and the ability to work independently.

Preferred Qualifications:

• Certification or training in HVAC, electrical, plumbing, or appliance repair.
• Experience working in property management or real estate maintenance.
• Familiarity with maintenance management software or work order systems.

Responsibilities:

• Perform routine and emergency maintenance repairs on plumbing, electrical, HVAC, appliances, and structural components within apartment units and common areas.
• Conduct regular inspections of the property to identify maintenance needs and safety hazards, ensuring compliance with local codes and regulations.
• Respond promptly to resident maintenance requests, providing timely and effective solutions to enhance resident satisfaction.
• Maintain accurate records of maintenance activities, work orders, and inventory of supplies and equipment.
• Collaborate with property management and vendors to coordinate larger repair projects and ensure quality workmanship.

Skills:

The required skills enable the technician to perform a variety of maintenance tasks efficiently, ensuring that all repairs and preventative measures meet safety and quality standards. Proficiency with hand and power tools is essential for daily repairs and installations, while knowledge of electrical, plumbing, and HVAC systems allows for accurate diagnosis and resolution of issues.
