Job description

Title: Property Manager
Reports To: General Manager
FLSA Status: Exempt
Supervises Others: Yes
Primary Responsibilities: Manage and administer the day to day operations to assigned portfolio of rental communities.
Skill and Other Requirements:
  • Bachelor's Degree or equivalent relevant work experience
  • 2 or more years of Multi-family management
  • Possess working knowledge of budgets and fiduciary responsibility
  • Demonstrated decision making ability
  • Demonstrated written and verbal communication skills

Duties and Responsibilities
  • Responsible for daily management of a rental portfolio.
  • Monitor cash funds of the property.
  • Participate in budget and variance reporting process.
  • Assist leasing with the renewal offers for all expiring leases.
  • Develop and maintain master turn list to track work needed in unit turns.
  • Walk vacant units.
  • Assist with move in and move out process.
  • Interface and maintain relationship with residents.
  • Respond to all communications in a timely and professional manner.
  • Familiarity with all contracts, proposals, etc.
  • Attend weekly/monthly meetings with ownerships and assist with Management updates to ownership.
  • Assist General Manager with construction projects and capital improvements.
  • Communicate regularly with residents.
  • Assure the appropriate insurance requirements are in place with vendors.
  • Oversee maintenance requirements of properties and resident requests.
  • Handle all invoice payments and ensure budgeted properly.
  • Commencement of legal cases (non-pay, nuisance, etc).
  • Commencement of collection cases.
  • Draft arrears reports.
  • Handle eviction proceedings.
  • Knowledge of rent control guidelines.
  • Oversee building staff, scheduling, employee concerns, meetings, etc.
  • Review and approve weekly payroll for building staff.
  • Ensure building staff is properly dressed in uniform and order items as needed.
  • Responsible for monitoring illegal sublets & AirBnB rentals.
  • Reply to media related building reviews, i.e. Yelp.
  • Prioritizing building purchases and repairs.
  • Comply with all codes and regulatory requirements
  • Correcting any violations received. Responsible for taking immediate action when a violation is issued.
  • Ensure implementation of safety and security safeguards and procedures are properly managed.
  • Interface with internal departmental personnel
  • Act as liaison between building owners, tenants, vendors and management.
  • Conduct thorough interviews for potential building open positions, temp positions, etc.
  • Responsible for coordination of background and hiring paperwork of potential new hires.
  • Regularly seek, evaluate and execute methods to preserve client cash and capital and bring in additional income.
  • Available during emergency situations.
  • Perform regular property inspections to ensure building safety, maintenance, cleanliness, etc.
  • Responsible for communication of mechanical/building deficiencies and issues with building staff and any other parties involved.
  • Assist in obtaining/maintaining TCO/CO for property.

Physical Requirements
  • Capable of working extended hours, to include evenings, weekends and holidays as

necessary.
  • Able to see well enough to read faint or partially obscured writing or painting, with corrective

lenses if needed.
  • Must be able to speak English in a clear and understandable voice so that various types of

communications may be conducted with people of various levels of education and
capabilities, to include the exchange and receipt of information over the telephone.
  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and

moving objects that can weigh up to 25 lbs. This movement can occur throughout the day.
Must also be able to climb several flights of stairs if necessary.
  • This position will alternate between working indoors in a controlled climate and with proper

lighting, to an outdoors setting with variable climate and lighting.
  • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and

with good reasoning skills.
  • Must be able to work in small and confined spaces for extended periods of time.
  • Must have finger dexterity for typing/using a keyboard.

Environmental Requirements
  • Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
  • Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.
