Commissioning Project Manager
Location: Boston, MA / Remote (US)
Responsible for carrying out the following duties specific to your position:
  • Have fluency with the commissioning processes and deliverables covered in ASHRAE commissioning requirements and guidelines.
  • Apply your knowledge and experience in data center electrical equipment factory testing (L1), installation inspections (L2), startup and pre-functional testing (L3), functional and acceptance testing (L4) and integrated systems testing (L5).
  • Work directly and coordinate with General Contractors, sub-contractors, inspectors, AHJs, and others involved with the QA/QC and Commissioning execution for large-scale (25MW+) data center projects.
  • Monitor, review, and execute data center Commissioning projects by providing exceptional technical and field activities. In addition, demonstrate strong management and technical functions throughout the design, pre-construction, construction, and post-construction phases of projects.
  • Protect JLL's contractual position and ensure our work meets contracted requirements.
  • Develop or manage the development of Commissioning Plans and Commissioning Specifications for the project electrical infrastructure.
  • Develop, implement and execute electrical QA/QC inspection programs for large, complex, critical facility construction and commissioning projects including developing inspection and commissioning checklists, test scripts and procedures, and other required documentation required by the Owner's and/or General Contractor's QA/QC program.
  • Carry out and coordinate field-based commissioning activities for MEP infrastructure, including:
    • Develop Start-up test forms; witness and approve contractor and vendor execution
    • Develop Functional test scripts; manage, direct and witness execution
    • Develop Integrated Systems test scripts, direct and witness execution
  • Write/Review detailed standard operating procedures (SOPs) and Methods-of-Procedures (MOPs) for the MEP distribution equipment.
  • Develop and compile project documentation into site/project specific Systems Manuals.
  • Possess a strong proficiency in use of QA/QC and Cx software applications such as BIM360, CxAlloy, Facility Grid, and other related QA/QC and Cx applications.
  • Develop/review/evaluate vendor training programs for installed equipment and systems.
  • Lead other electrical team members in the performance of, and where necessary, self-perform, front to back, all the field activity components. This includes scheduling and coordinating JLL and project team members accordingly, ensuring our requirements are fulfilled by the contractor and relevant sub-trades, and maximizing efficiency/productivity of our staff.

Additional Expectations
  • Willingness to travel overnight up to 50% to client sites across the USA and Canada. Out of town travel typically does not exceed two-week durations.

Qualifications
  • Documented and verifiable experience acting as an Electrical/Mechanical Commissioning Engineer on greenfield data center projects with capacities of 25+MW. Other equivalent commissioning experience is also acceptable.
  • A minimum of 5 years of relevant mechanical / electrical engineering and/or field-testing experience with minimum of 3 years in performing commissioning field services for data center construction projects.
  • An ABET accredited engineering or technology degree is preferred or equivalent industry experience is acceptable.
  • Possess or pursue a Commissioning Professional Certification from a recognized industry authority.
  • Professional Engineer (PE) or PMP designation is considered an asset but not required.
  • Expertise in the use of electrical testing meters and equipment and analyze and report on test results including Power Quality Meters (PQM), IR cameras (thermography), NETA testing equipment, ground tests, hi-pot, megger, etc.
  • Expertise in performing field testing of Transformers, UPS Systems and Batteries, Generators, Paralleling Switchgear, Medium and Low Voltage Distribution Switchgear, ATSs and STSs, PDUs, RPPs, and Electrical Power Monitoring Systems (EPMS).
  • Expertise in development of load testing plans, and directing the performance of load testing utilizing both air and water cooled load banks.
  • Experience in leading mechanical systems testing such as Chillers and CRAC units.
  • Strong data management, written, and verbal communication skills.
  • Strong proficiency in MS Project, Word, Power Point, and Excel, Adobe PDF and Bluebeam software.
  • Experience working in an engineering consultancy or owner organization is an asset but not required.

Estimated compensation for this position:
128,590.00 - 157,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
