Job Description Job Description Position: Leasing Agent Barvin is a privately held commercial real estate investment and development firm located in Houston, Texas owned by Houston-based entrepreneur Eric Barvin. Our commercial real estate platform serves as asset manager over a portfolio of multi-family residential properties totaling nearly 4,000 units located in Texas and Georgia. Barvin also has a construction management division and, in 2019, began ground-up development of multifamily assets.

Job Description: The Leasing Consultant is the property's sales representative whose primary duty is to greet prospects, professionally present the features and benefits of their assigned property, and properly secure lease agreements from qualified persons.

A Leasing Consultant is service-oriented and strives to make future and current residents feel welcome and comfortable in their community. GREET EVERY RESIDENT YOU SEE, EVERY DAY, ALL DAY IN A POSITIVE WAY Conduct all business in accordance with company policies and procedures, Fair Housing Regulations, Americans with Disabilities Act, and all other laws pertaining to apartments. Marketing/Leasing: • Maintains a professional, yet friendly atmosphere in the leasing office and other areas where prospective residents and current residents meet.

• Inspect models and 'market ready" vacancies daily to ensure that they are clean. Touch up clean as necessary. • Answer incoming phone calls and handle accordingly whether it is a prospect call, resident, service request, etc.

Transfer calls to Assistant Manager or Manager when appropriate. • Greets prospective residents, qualifies, determines needs and preferences, and professionally presents community and specific apartments while explaining features and benefits. • Maintain awareness of local market conditions and trends.

Contribute ideas to the Manager for marketing property and for improving resident satisfaction. Administrative: • Correctly complete all lease applications, assist with application verification and notify prospective residents of results. Type miscellaneous resident communications as needed.

• Complete all lease paperwork including related addenda, accept rent and deposits. • Complete Guest Information form on all prospects, send thank-you notes and performs follow-up. • Physically inspect the property when on grounds, pick up litter and report any service needs to maintenance staff.

Inspect move-outs and vacancies. • Inventories office supplies on a periodic basis. • Organize and file appropriate reports, leases, and paperwork.

• Attend company meetings at the Corporate Office when requested. • Assist Manager and Assistant Manager in preparation of daily and weekly reports, resident communications, market surveys, etc. General: Perform any additional duties assigned by Assistant Manager, Manager, or Property Supervisor.

Qualifications: Must be familiar with YARDI, Rent Cafe, and Outlook programs. The position requires good leasing and closing skills and the applicant must be able to type 30 WPM and be organized. Work Hours: 20 – 40 hours per week depending on whether they are a full or part-time employee.
