Job description

Summary

The Associate Vice President, Investments plays a key role in sourcing, evaluating, executing, and delivering airport infrastructure development and acquisition opportunities. This position works cross-functionally with Investments, Asset Management, Construction Management, Airport Affairs, Capital Markets, Legal, and other teams to advance projects from initial identification through closing, development, stabilization, and transition to ongoing operations. The successful candidate will lead underwriting, due diligence, market analysis, transaction execution, RFP responses, and project oversight while helping manage junior team members and external stakeholder relationships.

           
Essential Duties and Responsibilities

Investment Origination & Acquisitions

  • Support the Investments team in advancing Realterm's strategic growth objectives.
  • Identify, evaluate, and pursue acquisition and development opportunities.
  • Develop market strategies and conduct outreach to brokers, property owners, airports, and industry stakeholders.
  • Perform market research utilizing platforms such as CoStar, LoopNet, and other industry resources.
  • Lead financial underwriting and investment analysis for prospective transactions.

Business Development & Stakeholder Management

  • Lead preparation of RFP responses, project proposals, and related submissions.
  • Participate in discussions with airports, tenants, lenders, investors, brokers, joint venture partners, and other stakeholders.
  • Develop and maintain relationships that support the growth of the business and investment pipeline.
  • Provide regular project updates to internal leadership, investors, lenders, and strategic partners.

 

Due Diligence & Transaction Execution

  • Coordinate and oversee due diligence activities, including review of leases, title, surveys, environmental reports, zoning, financial statements, operating expenses, and other property-related documentation.
  • Collaborate with Legal and Contracts teams in the preparation and negotiation of ground leases, tenant leases, and other transaction documents.
  • Support financing efforts by coordinating with Capital Markets and debt providers when project-level financing is required.
  • Prepare investment memoranda, committee presentations, and transaction recommendations.

Development & Project Management

  • Work closely with Construction Management, Airport Affairs, and Asset Management teams to advance projects from origination through completion.
  • Manage project schedules, key milestones, budgets, and reporting requirements.
  • Coordinate project documentation, maintain records, and oversee document management platforms.
  • Ensure effective transition of completed projects to Property Management and Asset Management teams.

Leadership

  • Mentor, train, and oversee Analysts and other junior team members.
  • Promote collaboration, accountability, and professional development within the Investments team.

Qualifications

Education and/or Experience

  • Bachelor’s degree in Finance, Real Estate Development, Accounting
  • Minimum of 5 years of experience in real estate investments and /or development with demonstrated knowledge of real estate underwriting.

 

Work Environment

The position will work in a general office setting and may require travel, up to 25% of time annually, to remote office locations based on organizational/business needs.

Physical Demands
Must be able to remain in a stationary position for the majority of the workday, sitting at a desk, consistently operating a computer. The person in this position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine). On occasion, may need to lift boxes of up to 10 lbs.
