Job description

The Property Manager is the face of 10 Federal Storage at their property. In this role, you will own the day-to-day operations of your facility — from delivering an outstanding customer experience and driving unit rentals to maintaining a clean, safe, and show-ready property. You will serve as the primary point of contact for customers, prospective renters, and your District Manager, operating with a high degree of autonomy while upholding 10 Federal's standards of excellence.

This role is full time, Monday to Friday with the possibility of some weekend work.

Responsibilities:

Customer Service & Sales

  • Serve as the first point of contact for customers — in person, by phone, and through digital channels — delivering a welcoming, professional, and solutions-oriented experience.
  • Identify customer storage needs and recommend the right unit size, features, and rentable add-ons (locks, boxes, packing supplies, insurance, truck rentals) to meet those needs.
  • Guide new customers through the full rental process, including lease agreements, access codes, and payment setup using SiteLink/storEDGE or other property management systems.
  • Proactively follow up on leads, inquiries, and waitlists to maximize occupancy and conversion rates.
  • Handle customer concerns, disputes, and account issues with professionalism, escalating to the District Manager when necessary.
  • Place courtesy calls to customers regarding late or missed payments and facilitate collections as needed.
  • Process daily payments, balance cash receipts, complete bank deposits, and maintain accurate financial records.

Facility Operations & Maintenance

  • Conduct daily and weekly property walkthroughs — including lock checks, unit inspections, and grounds sweeps — to ensure the facility is safe, clean, and operationally sound.
  • Prepare vacated units for re-rental: clean interiors, inspect for damage, replace locks, and confirm unit readiness before listing for lease.
  • Perform general maintenance tasks including sweeping, mopping, light bulb replacement, restroom cleaning, and light landscaping.
  • Open and close unit doors as needed; physical tasks may include lifting overhead doors and items up to 50 lbs.
  • Monitor and maintain cleanliness standards across all common areas, restrooms, parking lots, perimeter fencing, and building exteriors.
  • Report maintenance concerns, security issues, or equipment failures promptly to the District Manager and coordinate resolution.
  • Maintain accurate inventory of rentable merchandise (boxes, locks, supplies) and submit restocking requests as needed.

Administration & Compliance

  • Manage tenant accounts in the property management system: move-ins, move-outs, rate adjustments, delinquency tracking, and lien/auction processes per state law and company policy.
  • Complete required daily, weekly, and monthly administrative reporting accurately and on schedule.
  • Ensure compliance with all local, state, and federal regulations related to self-storage operations, fair housing, and customer data privacy.
  • Maintain accurate and secure records of rental agreements, payment history, incident reports, and customer communications.
  • Support District Manager with property audits, rate reviews, and performance improvement initiatives.

Teamwork & Community

  • Work collaboratively with nearby store locations and District Manager to share best practices, support coverage needs, and contribute to regional performance goals.
  • Operate with a strong sense of ownership, reliability, and self-direction on daily tasks while remaining a responsive team player.
  • Represent 10 Federal Storage with professionalism and enthusiasm in all customer and community interactions.

Qualifications:

Required

  • High school diploma or GED equivalent
  • 1+ year of experience in a customer-facing, sales, or service-oriented role (retail, hospitality, property management, leasing, or related field)
  • Strong interpersonal and communication skills with the ability to build rapport quickly
  • Basic computer proficiency and comfort learning property management or POS software
  • Valid driver's license and reliable personal transportation
  • Ability to work independently, manage time effectively, and complete physical tasks without direct supervision
  • Ability to lift up to 35 lbs. regularly and up to 50 lbs. occasionally

Preferred

  • Prior self-storage, property management, or facility operations experience
  • Experience with SiteLink, storEDGE, or similar property management systems
  • Demonstrated sales track record with comfort recommending products and closing rentals
  • Associate's or bachelor's degree in business, hospitality, or a related field

Physical Requirements

This role requires a blend of office-based and on-site physical activity. Team members should be prepared for the following on a regular basis:

  • Extended periods of standing, walking, and moving throughout the facility
  • Bending, kneeling, and climbing stairs during property inspections and unit turnovers
  • Lifting and carrying items up to 35 lbs. regularly; occasional lifts up to 50 lbs.
  • Opening and closing overhead storage doors
  • Exposure to varying weather conditions during outdoor facility responsibilities
  • Sedentary desk work for administrative tasks, customer account management, and reporting
