Job description

The Regional Maintenance Technicianis responsible forthe repair and maintenance of the properties in their assigned market as directed by the Director of Maintenance. The Regional Maintenance Technician willbe requiredto travel todifferent locationswithin their market and may berequiredto stay overnight at these locations.

Essential Duties and Responsibilities:

  • Provide ongoing training and support for the Property Maintenance Technician to ensure they can complete all daily maintenance tasks.

  • Conduct routine interior and exterior visual inspections of assigned properties to ensure the properties arebeing maintained.

  • Perform FMP maintenance on all properties in assigned areas.

  • Schedule routine property visits andassistthe Property Maintenance Technicians with pending maintenance repairs.

  • Assistwith exterior stairwell/handrail painting and minor repairs.

  • Conduct routine inspections of the parking lot andassistwith pothole repairs and painting/touching-up parking striping.

  • Perform minor repair and/or replacement of ceramic tile, vinyl plankflooringand carpet.

  • Repair or swap PTAC wall units.

  • Troubleshoot and complete electrical repairs on 120v outlets, switches, smokedetectorsand GFCI.

  • Install 220v cooktops and timers.

  • Repair/replacement of shutoff valves, toilet flanges, supply lines, shower mixing valve/cartridge, faucets, sink/tubdrainpipesand toilets.

  • Complete drywall and texture repairs.

  • Troubleshoot and repair water leaks.

  • Conduct routine inspections and complete minor maintenance on boilers, waterheatersand pumps to ensure they are working correctly.

  • Assistwith organizing and ordering maintenance supplies.

  • Interview and help with hiring new Property Maintenance Technicians.

  • Complete work orders ina timelyfashion,as directed by and to the satisfaction of the Director of Maintenance.

  • Provide and send a weekly schedule each week.

  • Complete site visit documentation at the end of each visit.Provide excellent service to both guests and property staff.

  • Respond to emergency calls when applicable.

  • Identifylife,safetyor structural issues when onsite.

  • Notify Supervisorimmediatelyof any safety,securityand/or violations of policy.

  • Notify Supervisor of any guest concerns.

  • Assistwith completion of capital expenditure or special projects as needed.

  • Travel and/or overnight stay may berequired.

Essential Qualifications:

  • High School diploma or GED preferred

  • Willingness to uphold company standards

  • Follow instructionsefficiently.

  • A valid driver's license, current auto insurance, and a functioning automobile arerequired.

  • Ability to compose and express thoughts in a clear and understandable way to ensure effectivecommunication.

  • Ability to manage multipleactivities oftenin stressful situations.

  • Possess working knowledge of air conditioning systems and equipment, including installation,maintenanceand repair.Knowledge of general safety procedures such as selecting proper wire and fuse sizes and more.

  • Possess knowledge and ability to perform a variety of general maintenance repairs. Ability to troubleshoot equipment andidentifyneeds and parts.

  • Possess working knowledge of electrical systems and components, electrical supplies and materials and the proper application of the same.

  • Possess skill and ability tooperatehand and power tools (drills, volt-OHM meter,amprobe, etc.); dial indicators and testing equipment for air, waterbalancingand control calibration.

  • Ability to organize oneself and one's work and the ability to work with limited supervision.

  • Working knowledge of split systems, boilerroomsand oil pumps is strongly encouraged.

Work Environment and Physical Requirements:

  • Indoor and outdoor work with hard, carpeted & concrete surfaces.

  • Work on uneven surfaces in hot,coldand wet conditions

  • Climb and stand on ladders at heights of up to approximately 30 feet.

  • Exposure to extreme weather conditions, cold & heat

  • Ride inelevatortofloors.

  • Visual ability to read manufacturer instructions and the ability to discernvarious colorsof electrical wiring.

  • Ability to work long hours on a regular basis (which may include weekends), as business conditions demand

  • Frequent walking, standing, climbing, balancing, stooping, kneeling, bending,crouchingand/or crawling throughout the day.

  • Lifting and carrying over 50lbsand occasionally up to 100 lbs.

  • Ability to reach with arms outstretched or overhead.

  • Traveling by car in the local/regional market on an everyday basis

  • Overnight travel - flying or driving
