The Maintenance Technician implements the upkeep and maintenance of the Sales Center and Welcome Center.
Job Responsibilities
  • CLEAN ELEVATORS AND LOBBY FIRST THING
  • CLEAN ELEVATOR CEILING PANELS
  • CLEAN POOL(S) AND DECK & ORGANIZE FURNITURE. ADD CHEMICALS AS NEEDED TO MAINTAIN DHEC'S REQUIREMENTS/ INSPECT CHEMICAL CONTENT 3-TIMES PER DAY (ADJUST CHEMICALS AS REQUIRED) AND LOG RESULTS/ VACUUM AT LEAST ONCE PER WEEK OR AS REQUIRED
  • CLEAN SPA DAILY AND CHECK CHEMICAL, TEMPERATURE & WATER LEVELS [3]-TIMES PER DAY AND LOG
  • CLEAN ALL GLASS IN THE LOBBY AND POOL AREA
  • CLEAN VENDING MACHINE AREA
  • CLEAN BATHROOMS AND REPLACE SUPLLIES AS NEEDED
  • WASH DOWN OCEAN SIDE DECK AND STEPS
  • CLEAN "OLD" LAUNDRY AREA-LEADING TO RESTROOMS
  • CLEAN (SWEEP/MOP AS NECESSARY) 4 FLOORS OF STAIRWELL STEPS AND CORRIDORS (VACUUM CORRIDORS)**** ROTATE MON-THRU-THU WEEKLY.
  • EMPTY ALL TRASH CANS IN THE MORNING AND AS NEEDED THROUGHOUT THE DAY
  • CHECK PARKING LOT(S) ONCE IN THE MORNING & ONCE IN THE AFTERNOON AND CLEAN AS NEEDED. SWEEP OR BLOW BUILT-UP SAND FROM ASPHALT ONCE PER WEEK
  • REVIEW BOTH PARKING LOTS FOR ILLEGALLY PARKED VEHICLES AND TAG WITH A "VIOLATION/TOWING STICKER
  • INSPECT & CLEAN AROUND DUMPSTER AREA & DISENFECT AS NEEDED
  • INSPECT & LUBRICATE COMMON AREA DOOR LOCKS & HINGES ON A WEEKLY BASIS OR AS REQUIRED
  • INSPECT ALL COMMON AREA PLUMBING & FIXTURES TO INSURE NO LEAKS EXIST
  • CONDUCT LIMITED UNIT INTERIOR MAINTENANCE CALLS PER HOA'S PROGRAM FOR HANDLING "NUISANCE" MAINTENANCE CALLS (DEFINED AS LESS THAN AN AVG OF :30 MINUTES AND WOULD NOT INCLUDE: MAJOR APPLIANCE REPAIR & REPLACEMENT; MAJOR PLUMBING; MAJOR ELECTRICAL; MAJOR LEAKS-OTHER THAN SHUTTING OFF WATER; MAJOR CARPENTRY; ETC.)
  • BE AVAILABLE FOR AFTER HOUR EMERGENCIES & LOCK-OUTS (ADDITIONAL PAY -MINIMUM OF 2-HOURS)
  • COORDINATE & ASSIGN SPECIFIC DUTIES LISTED ABOVE TO ASSISTANT MAINTENANCE/BUILDING CUSTODIAL EMPLOYEE. (USE SEPARATE SHEET)
  • MAINTENANCE SUPERVISOR FROM TIME TO TIME MAY ASIGN OTHER SUCH DUTIES AS NEEDED & MANDATED
