Job Summary

The Technician will report daily to the EMCOR site supervisor and support the site supervisor to provide quality workmanship and high work standards to maintain a professional working environment. The primary responsibilities of this position are to be responsible for the general facility maintenance needs at the facility and performing general maintenance of equipment as required. Knowledge of and capable of performing carpentry/repairs and various general tasks assigned. Qualified applicant must be a US Citizen, possess a valid driver's license and have at least 3 to 5 years of hands-on experience in facilities maintenance and dealing with a wide range of general type services. Must possess a professional appearance, excellent customer service and communication skills.

Essential Duties & ResponsibilitiesPerforms preventative maintenance tasking on all HVAC equipment. Repair and maintenance on all HVAC equipment. Responsible for accurate and timely paperwork related to essential duties and responsibilities.Ability to read and understand system blueprints and specifications

Opens valves on equipment such as compressors, pumps, and condensers to prepare system for operation and starts equipment and auxiliary machinery.

Reads gauges and instruments, adjusts mechanisms such as actuators, valves, controls, and pumps to control system operation.

Responds to associated Hot/Cold temperature complaints.

Discusses system malfunctions with users to isolate problems.

Records temperature, pressure, and other readings on log sheet at specified intervals.Screws, bolts, rivets, welds, and brazes parts to assemble structural and functional components such as motors, controls, switches, gauges, wiring harnesses, valves, pumps, compressors, condensers, cores, and pipes.Installs wiring to connect components to electric power source.Replaces or adjusts defective or worn parts to repair systems.Cuts, threads, gas welds, and connects pipe to functional components of HVAC systems.Cuts, bends, crimp sheet metal, install air ducts and associated sheet metal components.Lubricate fans, motors, and control units.

Repairs of Walls, Floors, Doors, and any painting and touch up work for beautification of facility.

Repair and unclog Toilets, Urinals, replace and maintain Valve Assemblies and repair/maintain Sensors for Automatic Flush Kits, as well as all other plumbing related to the Facility. Responsible for maintenance and repair of air handling equipment at this facility such as vent fans and circulation fans.

Clean and organize shop area. Maintain inventory of spare parts and material. Maintain tools and equipment for maintenance work.

Assist other skilled employees to perform projects as requested.

Qualifications

Education

(HS Diploma, Under/Graduate Degree, etc.)

Business Experience

1 - 2 years of experience related facility maintenance.

Licenses/Certifications

Valid US driver's license

Pass background & drug screening

Recommended: EPA 608 Universal License, Required within a 1-year

Recommended: NATE Service Certificate

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or associates of an organization.

Technical Qualifications & Skills

Ability to perform various general type maintenance tasks. Ability to use a smart device such as a phone and iPad. Ability to draft routine reports, timesheets, and correspondence utilizing basic computer skills and ability to communicate via email and internet use.

We use Trane and Siemens systems; you will need to understand how to read and understand these platforms.

Excellent customer service and communication skills. Must have the ability to repair Walls, Floors, Doors, and any painting and touch up work for beautification of facility

Responsible for maintenance and repair of air handling equipment at this facility such as vent fans and circulation fans

Must maintain a strict PM schedule. Must be able to change filters and clean coils as needed.

Must be able to repair and unclog Toilets, Urinals, replace and maintain Valve Assemblies and maintain Sensors for Automatic Flush Kits, and all other plumbing related to the Facility. Responsible for maintenance and repair of air handling equipment at this facility such as vent fans and circulation fans.

Organization skills to maintain the client facility maintenance records and reports.

Must perform inspections of the building interior and exterior to maintain a "like-new" appearance.

Physical Demands

The ability to lift 50lbs, climb ladders and the ability to walk the facility throughout the day are required. Can regularly kneel repetitively during shift. Can move in a 90-degree fashion on a repetitive basis.  Can work and maneuver on a variety of terrains.  Can interact with all clients in a professional and friendly manner despite periods of stress.  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

Work Environment

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to high precarious places; fumes or airborne particles; extreme heat; risk of electrical shock and vibration.  The noise level in the work environment is usually loud.  May be required to work in confined, restricted, and hot areas.  We are also responsible for snow removal and there are times in the Winter season when most of the day is spent outdoors in cold/snow conditions.  Must be willing to work overtime when required.  May be required to work holidays and weekends
