MUST HAVE STRONG EXPERIENCE WITH VAV BOXES!
The following is a list of responsibilities the Building Engineer (BE) has for maintaining his/her property(s). The BE's involvement is not limited to this list and will expand as needed. The main responsibility of the BE is to maximize the value of the property (s) and work closely with his/her manager. The BE will address problems through both preventative and predictive maintenance routines and will interface directly with employees and contractors on a daily basis. The BEs number one priority is to help build and maintain value within the building by exercising the following skill sets.
Basic electrical skills are required for replacing ballasts, light switches, fixtures and outlets as well as taking voltage and amp meter readings. The BE will trouble shoot any electrical problem but is not expected to perform any electrical repair that should be performed by a licensed electrician.
A valid NJ Black Seal boiler license along with basic plumbing skills is required. Typical tasks will include but not be limited to: snaking drains, repairing or replacing Sloan valves, faucets, hose bibs as well as working on lavatory fixtures that need minor repair or replacement. The BE will trouble shoot any plumbing problem but is not expected to perform any plumbing repair that should be performed by a licensed plumber. NJ Black Seal License required - Universal Refrigerant License preferred.
A universal refrigeration license is NOT required but highly preferred. The BE must be able to perform minor HVAC system repairs as required. Strong experience with VAV boxes is also required. The BE will trouble shoot any HVAC problem but is not expected to perform any HVAC repair that should be performed by a licensed HVAC mechanic. The BE will have strong knowledge of BMS systems and related components.
The BE must possess basic mechanical skills in all areas of building maintenance and will be responsible for repairing and or replacing locks, ceiling and or floor tiles. Occasional minor spackling and painting touch up is also possible. The BE will trouble shoot any maintenance related problem but is not expected to perform any major repair that should be performed by a licensed tradesman. The BE may also be called upon to assist another BE within the Woodcliff Lake campus.
The BE is required to have basic understanding of Microsoft WORD and EXCEL and must be able to produce properly formatted text documents as well as basic spreadsheets. The BE will have strong knowledge of BMS systems and related components
Physical Building Requirements:
Recommend and implement improvement plans to increase value by reducing expense and/or increasing income.
Perform daily building inspections, fill out inspection reports and work with Manager to review both problems and opportunities in order to improve the property’s value. Each building inspection will be set on a schedule for completion and periodic review.
Conduct housekeeping, safety and security inspections on a regular basis to ensure the property’s and buildings are well lit at night, clean, and safe for the tenants and general public.
The BE will work with his/her Manager to see that all projects are completed on schedule. The BE will enforce all building codes and all management rules and regulations.
Minimum of 3-5 years experience as a Facility Maintenance Mechanic for a large corporation or property management company. Strong problem solving, communications skills. Strong sense of urgency. Work independently and must be reliable and dependable.
Occasional overtime and weekend work may also be required.
Must be able to lift up to 50lbs
