Building Maintenance Technician

We are looking for full time maintenance person to be responsible for the day-to-day operations of the physical components, general facility appearance, preventative maintenance, and repair needs of a 150+ residential unit mid-rise condominium project with major commercial tenant. This person is part of team that works collaboratively to provide excellent customer service to the building's owners and residents.

Responsibilities:

  • Organizes, coordinates and manages the overall maintenance programs for common areas and building systems to preserve property value and appearance and ensure proper function and operation.
  • Diagnoses and performs minor and routine maintenance/repair in a timely and professional manner. Coordinates vendor services to complete or oversee the completion of preventative maintenance and special projects.
  • Serves as primary contact for routine third-party vendors and for all after-hours building emergencies.
  • Obtain bids and negotiate prices, as necessary, with vendors and contractors.
  • Provide feedback and recommendations necessary for creating annual budget.
  • Coordinate delivery and work schedules with vendors, building residents and on-site Manager.
  • Programs building access control devices and entry systems.
  • Communicates in-person, by phone and by e-mail with building residents, Board of Directors, guests, and visitors in a courteous and professional manner.

Qualifications:

  • Must have experience with multi-family residential communities (condominiums and/or apartment complexes).

  • 3-5 years experience in building maintenance or related fields.

  • Strong mechanical aptitude and troubleshooting skills.

  • Working knowledge of building maintenance and mid-rise building systems including basic HVAC, plumbing, electrical, and fire and life safety systems.

  • Basic knowledge for safely working with computer software and accessing the internet to compose e-mails, generate reports and schedules, program building devices, and to monitor building systems.

  • Able to work independently and self-directed towards improved efficiency and quality of service.

  • Must be able to respond to property if needed for after-hour emergency calls.
