Job description

Damianos Realty Group LLC, a growing commercial office, retail and industrial property owner seeks a property manager to oversee the daily operations of a portfolio of properties under management. The Property Manager has the primary responsibility for setting measurable business goals and objectives, assuring the timely preparation of annual & capital budgets, and performs project management functions related to tenant construction and capital projects.
The property manager should offer superior customer service and relationship management by being proactive and responsive to tenant needs.

ESSENTIAL JOB FUNCTIONS:

  • Oversee daily operation of all properties, works alongside leasing team in the preparation of available spaces for lease
  • Conduct regularly scheduled and un-scheduled on-site inspections of common area, tenant spaces, vacant spaces, mechanical rooms, roofs, exterior perimeter, and other areas. Make appropriate repairs, changes, alternations etc. as deemed necessary.
  • Supervise the on-site maintenance staff providing specific goals and objectives relative to the day to day operation of the buildings.
  • Draft/review & execute Independent Contractor and Service Agreements (janitorial, landscaping, HVAC maintenance, snow removal etc.) ensuring all pertinent insurance information has been received and verified.
  • Strong background in HVAC maintenance required for both on roof top units as well as central chiller and boiler plants.
  • Approve all maintenance & repair invoices for payment.
  • Establish and maintain open/positive relationships at all times with tenants. Responsible for developing/implementing tenant retention programs throughout all of the properties.
  • Welcomes new tenants and coordinate/performs initial inspections in conjunction with the delivery of premises.
  • Quickly responds to all property emergencies 24/7.

POSITION REQUIREMENTS:

  • Bachelor’s degree required
  • Industry accreditation and /or designation preferred.
  • Minimum of five years of commercial multi-tenant, multi-story office building & multi-site responsibilities a must.
  • Must have in-depth knowledge of HVAC & Building Management systems
  • Must be highly organized, motivated, self-starter.
  • Demonstrated leadership and interpersonal skills
  • Excellent MS Office skills including the ability to prepare correspondence (letters, memos, email, reports, etc.)

  • 8 hour shift
  • Monday to Friday
  • Weekend availability

  • Hauppauge, NY 11788: Reliably commute or planning to relocate before starting work (Required)

Education:

  • Associate (Preferred)

Experience:

Property Management: 3 years (Preferred)

License/Certification:

  • Driver's License (Required)
