The Project Manager is the on-site manager of the construction project and is charged with producing quality workmanship that is on schedule and on budget. The Project Manager is ultimately responsible for the client’s satisfaction with the project as well as the profitability of the project. Your experience, people skills, management capabilities, and ability to orchestrate labor, materials, and sub-contractors are crucial to the success of the project assigned to you.


  • Attend all pre-construction meetings with the Production Manager, CEO, and Client, including reviewing plans, specs, job cost budget, and special project considerations.
  • Obtain all necessary permits and take responsibility for coordinating all required information.
  • Conducting an inspection of the project site to identify any existing damage or adverse conditions not covered in the contract, promptly reporting such findings to the Production Manager, and documenting them in the daily log in Builder Trend.
  • Responsible for making sure adequate dust protection is in place at all times, the job site is broom swept and exterior doors and windows are locked at the end of the day, no trash is left on the job site, cabinets/tops are protected from damage and all other hardware, flooring and fixtures are adequately protected after installation.
  • Communicate daily with the Production Manager, updating him on the project status and notifying him of any changes and/or discrepancies.
  • Insure that all required inspections are performed.
  • Responsible for planning, scheduling, coordinating, and controlling the production of all work performed in order to maintain high quality and profitable projects.
  • Receive and verify all deliveries, comparing the type and quantity of materials shipped against the original shipping ticket.
  • Act as client liaison throughout the project. You will be the primary contact for the client throughout the project. Maintain client communications in your Daily Logs in Builder Trend.
  • Maintain the project schedule for each and every project. Be sure each project stays on or ahead of schedule. Notify the Production Manager if you will have any problem working to the schedule.
  • Will be responsible for all ongoing material orders for each project.
  • Update paperwork throughout the course of the project. This shall include the plans and scope of work, budgets, schedules, material purchase orders, sub-contractor work orders, daily project logs in Builder Trend, change orders, and other documentation as required. Bring question discrepancies and unusual conditions to the attention of the Production Manager as they arise.
  • Will work with the Production Manager to order material with long lead time.
  • Respond to all client requests for changes in the scope of work by identifying the specific changes desired and work with the necessary personnel, i.e., Production Manager, Lead Carpenter, Laborers, etc. to develop change orders.
  • Will meet with client weekly to discuss updates, changes in scope, change orders, timelines, and progression.
  • Supervise all field personnel on all assigned projects to ensure job quality.
  • Will meet weekly with the Production Manager to review production schedules, job budgets, and quality control issues.
  • Works with the Production Manager on a particular project to identify and resolve problems related to scope, materials, cost, and timeline.
  • Create scope of work and estimate for all change orders and submit to Production Manager for approval.
  • Coordinate all decisions that impact the various trades so that when a change is made in one area, affected trades are aware of the change.
  • Keep a list of project open issues and make certain that each trade has the necessary information and documentation to resolve each item.
  • If problems arise during the course of the project due to an interpretation of specifications, the Project Manager is responsible for working with the Production Manager and the client to resolve them to everyone’s satisfaction.
  • Responsible for building to the intent of the drawings and getting any clarifications or missing information as needed.
  • Ensure delivery of the professional, first quality product the client expected when they initially signed the contract with Copper Sky Renovations, Inc.
  • Attend post production meetings with Production Manager and CEO to review actual & budget job costs.
  • Responsible for collecting all project payments from clients.
  • Responsible for project punch list.
