Job Description

NOTICE:

  • Full-time, hourly—starting at $20/hour.
  • Residential locations, condominiums and apartments.
  • 3-years of residential maintenance experience required.
  • This position requires hands-on maintenance work, which is performed independently in most cases.
  • Work schedule: 40-hours per week, Monday-Friday, start time TBD between 7:00a-8:00am, with an unpaid hour for lunch.
  • Occasional after-hours emergency availability required.

Summary of Position:

In accordance with all practices, policies, and standards adopted by The Coral Company, the Maintenance Associate is responsible for maintaining and enhancing the appearance of portfolio properties, as well as completing general building maintenance in a professional, timely, efficient, effective, & accountable manner, on a daily basis.

Performance is measured against the Company’s directive to “Only promise what you can deliver and always deliver what you promise”.

Primary Responsibilities:

  • Repair and/or diagnose and recommend repair in areas such as HVAC, electrical, plumbing, carpentry, drywall, painting, roof, parking areas, & structure etc.
  • Perform routine inspections and monitor all life safety & HVAC equipment.
  • Assist with vendor relations and obtaining quotes for repairs.
  • Respond to after-hours emergencies.
  • Prepare units for move-in and perform move-out tasks and repairs.
  • Provide access to properties when necessary, including to vendors, delivery companies, utility meter readers, etc.
  • Maintain exceptional appearance of the building entrances and all common areas.
  • Perform housekeeping/janitorial, and landscape tasks including snow removal and de-icing, as assigned.
  • Daily property inspections to be completed of all common areas including amenities, hallways, stairwells, lighting, etc. to ensure quality aesthetic appearance, safety, and operational requirements.
  • Maintain & ensure all work shop areas & storage spaces are in a clean & orderly fashion.
  • Track inventory of all supplies and equipment, replenishing as necessary.
  • Provide quality customer service to all residents at all times.
  • All other duties assigned by Management in relation to the property, residents and/or customer service.

Skills & Experience:

  • High School Diploma or GED required, and some college or vocational school training preferred.
  • 3-years of residential maintenance experience required.
  • Strong organization and priority setting skills.
  • Reliable transportation.
  • Working understanding of HVAC, electrical, & plumbing trouble shooting.
  • Knowledge of landscaping, housekeeping, maintenance, security, and general construction.
  • Strong hands-on housekeeping, maintenance, & repair background and skills.
  • Communication: superior ability to interact & communicate effectively, efficiently, & professionally.
  • Leadership: solving problems & planning.
  • Accountability: able to offer & receive constructive feedback, & meet deadlines & commitments.
  • Salesmanship: ambassador for The Coral Team.
  • Ownership: committed to the Coral mission, values, strategies, projects, & results.

Work Conditions:

The work of the maintenance associate involves indoor and outdoor activities with exposure to [a] seasonal weather and the associated temperature fluctuations & airborne dust, paint & housekeeping supply fumes, and chemicals used in general maintenance work.

May require reaching, standing, walking, climbing, and the ability to lift or move objects up to 50lbs.

Must be available to work extended hours for emergencies including evenings/weekends.
