Project Manager – rand* construction corporation

rand* is accepting resumes for Project Managers experienced in large, fast-paced, high-end commercial interiors.

The Project Manager is a position of great responsibility, requiring complete technical knowledge of the construction process with a strong focus on quality and client satisfaction. The Project Manager is the main point of contact who is responsible of the project’s organization, implementation and completion to the satisfaction of the client.

Position Summary
• Manage multiple large commercial construction projects simultaneously
• Develop and track leads on upcoming projects
• Build relationships and use networking to acquire new business opportunities
• Collaborate with marketing department to create pre-qualification and bid packages and proposals
• Collaborate with estimating department to develop and oversee conceptual estimates,
budgets and bids
• Attend pre-bid walk-throughs
• Create approved subcontractor bid list
• Prepare project team for project interviews
• Ensure that all project objectives and milestones are met
• Organize, conduct and represent Rand at weekly project status meetings
• Develop, maintain and enforce project budgets and schedules
• Oversee the performance and training of project team and subcontractors to ensure quality
• Point of contact for client, owner, architect and project team
• Review and approve payments to subcontractors and vendors
• Negotiate, issue and execute change orders
• Maintain subcontractor relations
• Oversee close-out process
• In the absence of an Assistant Project Manager or Project Engineer, the Project Manager assumes all responsibilities of these positions
• Responsible for training of Assistant Project Managers and Project Engineers
• B.S in Engineering, Architecture or Construction Management is preferred

Skills and Experience
• At least 2 years’ experience managing commercial construction projects as a Project Manager with a General Contractor
• At least 4 years’ experience working for a General Contractor
• Knowledge of principles of architecture, engineering, and construction
• Good organizational and project management skills required
• Excellent problem solving and negotiation skills
• Must possess good analytical and quantitative skills
• Knowledge of financial terms and principles
• The ability to conduct job cost and cash flow analysis including the preparation of reports and budget management
• Good understanding of contracts
• Knowledge of Prolog and Microsoft Project
• Strong written and verbal communication skills
• Must possess a valid current driver’s license and reliable transportation
Other Requirements
• Travel may be required
• Must wear personal protective equipment (hard hat, safety glasses) and other equipment as per Rand’s safety procedures when on construction site
• Possess good vision (normal or corrected)
• Possess good hearing (normal or corrected)
• Work required in both an office environment and at construction site which may include exposure to heat and cold, loud noises, airborne particles, fumes, risk of electrical shock, and moving mechanical parts
