Bronson Lee is the largest tax lien investor in Maryland and DC. We foreclose on 100 properties a year and are recruiting for a construction project manager to lead our network of contractors to renovate and sell our properties. Jobs vary from small condos to luxury homes and we have a presence throughout Baltimore City, Baltimore County, Anne Arundel, and Prince George's Counties.

The candidate must have a proven track record of successfully managing multiple residential renovation projects through Baltimore and the surrounding areas (mainly Prince George's and Anne Arundel County). More than anything else a good candidate will have a deep network of tradesmen, handymen, painters, and the like who can work on our projects. Likewise, it will be important to be able to identify and recruit additional team members as our pipeline doubles roughly every 12 months.

A successful candidate will have served as a construction project manager or have extensive experience renovating and selling (flipping) residential properties. A minimum of 5 years experience as a flipper, project manger, tradesmen, or general contractor is required.

The Project Manager will manage all construction activities to include recruiting, hiring, and managing general contractors for larger jobs, managing smaller projects as general contractor, and coordinating material purchases and hiring of tradesmen. Ensure project scope, quality assurance and change order requests are in compliance with contract documents. Monitoring, controlling and updating project schedules and hiring and managing an in-house workforce to complete the work.

We are looking for an entrepreneurial self starter who is driven by a competitive base salary and market leading bonus structure that is a share of company profits. The best candidates will be those who want the upside of flipping with no capital of their own at risk and the stability of a regular paycheck and expense reimbursement.

Duties and Responsibilities

  • Project Manager will have hands-on experience with project controls.
  • Work with our asset management team to take possession of new properties
  • Handle initial clean out and demo work as necessary
  • Work with investment team to identify property comps
  • Create scope of work to optimize investment returns
  • Review and monitor all design and construction phase documents for conformance with the budget, schedule and prime contract.
  • Prepare instructions and coordinate bidding process; review subcontractor bids for conformance, qualifications and financial factors.
  • Must be able to communicate efficiently via email, text message, and company instant messaging tool (Slack)
  • Negotiate and prepare subcontracts, purchase orders, and change order requests.
  • Monitor the financial responsibility and past performance of subcontractors prior to award of any subcontract. Conduct subcontractor pre-award checklist.
  • Monitor all outstanding owner change orders and change order requests.
  • Control job cost, information and analysis.
  • Prepare monthly project forecasts, cost reports and construction billing forecasts.
  • Assure all project activities and closeout efforts are executed after proper planning has been done to conform to standards and specifications.
  • Manage multiple crews on different projects.
  • Perform light handyman or finishing work on as needed basis
  • Handle pre-closing inspection responses on an as needed basis

Knowledge and Skills

  • 5 years experience renovating properties for profit (Construction, Flipping, Skilled Trade etc.)
  • Basic knowledge of residential real estate valuation
  • Must have technical knowledge, scheduling and organizational skills.
  • Have a developed process for creating scopes of work and recruiting team members to execute your plans
  • Excellent verbal, written and facilitation skills;
  • Effective computer skills including proficient use of Word and Excel
  • Past experience working with various county and city governments (code, zoning, etc.)
  • MHIC licensee is a great plus

Required Degrees, Licenses and Certifications

MHIC License a plus
