The Role

The Site Representative (“SR”) would report to the VP of Entitlement for the GSP market. The SR works alongside the Site Analyst and is supported by the Entitlement Coordinator.

The SR is responsible for representing Zenith and its pre-development projects to their stakeholders throughout the entitlement process in order to achieve the requisite approvals for the projects and seek a positive outcome for all involved. To that end, the Site Representative will attend city/county council meetings, public hearings, and planning commission meetings where they will answer questions and advocate for the project. 

They will also host community meetings/consultations with nearby residents to facilitate discussion around their interests regarding the projects, educate them about the development process, present concept plans, and field questions and concerns. 

The representative will work alongside their development teammates and external partners such as engineers, land planners, architects, and attorneys to determine the best execution for the site. In this they will play a key role in communicating the interests of the other project stakeholders to the team.
 

The Responsibilities

  • Represent & advocate for the Company’s development projects in front of city/county council & planning commissions 

  • Correspond & meet with city/county council members & staff 

  • Deliver presentations, answer questions & field suggestions regarding development concept plans to local residents 

  • Facilitate discussion around the community’s wants & needs for a site

  • Prepare & deliver presentations to local residents in public settings to communicate our goals for a project

  • Communicate community feedback to the team and incorporate suggestions into site plans 

  • Correspond & meet individually with residents to answer questions, address concerns & collaborate on suggestions for development projects 

  • Communicate with the development team to address and assess concerns from residents or local government 

  • Correspond & meet with current or prospective sellers to achieve positive outcomes for company projects

  • Contribute to renegotiations & seller education 

  • Ensure project’s likelihood of approval is increased by assisting in any way possible 


 

The Qualifications

  • Extensive public speaking experience in both large & small group settings

  • Ability to clearly explain concepts to people who aren’t familiar with development processes 

  • Experience and knowledge of real estate pre-development processes is preferred 

  • Strong collaborator 

  • Creative problem-solving skills 

  • Strong interpersonal skills

  • Ability to anticipate the direction of a conversation & assess the wants & needs of the community

  • Ability to maintain positive communication in stressful situations 

  • Desire and passion to continue learning about real estate investment & development

  • Proven track record of success in previous roles

  • Professional demeanor

  • A “nothing is beneath me” mentality and a willingness to work “in the trenches” when necessary

  • Excellent presentation and communication skills (written and verbal)

  • BA/BS degree in communications or related discipline preferred

  • 3-5 years of experience (flexible based on experience level) in the real estate industry
